I bought a Ryan Home on July 2007. After about 3 weeks of owning this brand new home, I went on the roof to inspect it to make sure all the pipes and vents poking out of the roof top was done properly. I step on a spot that had a hole, not a small hole,but a 10" round hole that was covered up with roofing shingles. It seems that they were in such a hurry to finish so they could get to the settlement table so they could get there money, they missed putting a vent cap on the roof where that hole was. I called the service department and told them the situation and they said they would send some one out. They came and repaired the hole while I was at work.

At first look all seemed fine. It appeared they put the vent on the roof correctly. I not being a carpenter or a roofer was only using my common sense to see that they put the darn thing in correctly using enough sealer to make sure it would not leak. I also checked in the attic to make sure they did what they were suppose to do. Again it appeared to be okay. So for the next 7 years I inspected the roof as the warranty book states and saw no leaks. but saw the part of the roof vent cap that is in the attic was loose. So I put special roofing tape on it to keep it in place(the tape was not cheap 25.00 a roll of 10 feet). Again all was well.

Then this past month I noticed a mold spot on the ceiling of one of our spare rooms. So I checked the attic to see if I had a problem or not. Well it  is a problem the place were they installed the vent cap that they missed the first time leaks. It could only have been leaking for 4 or 5 months because the spot is only a foot to 2 feet wide or long. I bought the proper materials to repair what I could until I could get Ryan Homes to look at the problem. I call Ryam Homes on 02/24/2014 to report the issue and was told it is not there problem. It is not covered under the 10 year warranty. I told them this was from there mistake in the first place.

I checked the warranty and it states 10 year part of the warranty covers structural defects in the materials or workmanship of original construction which appears any time within the first ten years and which significantly affect the load-bearing functions of the home or otherwise render it unsuitable for residential perposes. I am no dummy but I beleive that a rotting roof is a major issue from workmanship.  But nope not to Ryan Homes that is not covered ,only the major load bearing parts of the house are still covered. Well ain't that special. They screw up and will not take responsibility for this issue when it is clearly a workmanship issue.
