I rented from the above landlord at 311 Rita Dr, Garland, TX until the end of September 2007 (also owns 309 Rita). Repairs were never addressed, we were unable to consistently open and/or close the front and back doors to the house, the gate to the back yard never closed in the entire year we lived there. We requested those items be fixed many times with no results. The house also has major foundation damage that he has known about and done nothing about. He charged my neighbor half of the cost of replacing the hot water heater when it busted because he said they turned it up too high (if it had been too high, then the setting wouldn't have been on the hot water heater, they are designed to be turned all of the way up). Then he has the nerve to charge me $150 for carpet cleaning after I already had them cleaned at a charge of $300 to me, as well as trip charges for him to go let the contractors in. And furthermore, in the City of Garland, all rental properties are required to have a permit to be a rental per the city code and he tried to argue with me on the phone that he wasn't required to have one. I recommend staying far away from this landlord if you don't want to shell out mega bucks, because he's going to take you for all you have.
