I am a new Ryan Homes Townhome owner. I am very unhappy with my new house. It all began when I moved in last August. The way the house was presented to me on closing day was just down right embarrassing! It was like survival of the fittest among myself and the neighbors. The quality of constuction and all the attention to details was just not there.

My vents in the master bed room were drywalled over, my oven door was lying in the closet, I had the wrong door knobs on my bathroom doors. The shelves in my kithchen cabinets were installed upsidedown. Is is so visiable to the naked eye crooked this and that. The drywall has wrinkles in it. The first week of occupancy I had every worker known to man plumbers,drywall people, carpet and tile people. I had to have a microwave replaced because it was damaged during installation, and my ceramic tile that was laid in one of the bathrooms had to be fixed due to poor and shotty workmanship. I had chips all in my tub, so they had to rip my tub out the first week I was there. As you can tell, this all was very traumatic and still is for me.

I am a single person on my own and trying to deal with all the house issues is impossible. Every day I am in the house I find more and more things that need fixed/replaced. However the most recent mishap just adss insult to injury! My hot water heater had leaked due to a faulty thermal expansion valve. It is located in my basement which is finished off. I paid a lot of money to have nice berber carpet layed down there. It had apparently been leaking for some time.

The whole way the situation was handled was not only not professional but it took them almost two months to repair the damaged part of my basement, so needless to say my carpet was pulled back for a long time with black mold exposed all around the baseboard. They would not even hear of replacing the soiled carpet which had been sitting there for a long time! They were not even concerned about my mold allergies and wanted the quick fix of cleaning and relaying the soiled carpet.

My basement in the meantime smelled like cat pee! Finally we resolved the issue by having them cut the carpet and laying down a tiled area where the damage occurred. I even had to pay for all the materials. The carpet they cut out must have been around $300 worth! Not to mention all the inconvience and loss of time at work due to babysitting a leaking water heater till the plumber could come out and fix it. I am livid! Do I have any type of recourse?

I want to be financially reimbersed plus compensated in some way for all the stress and aggravation all this has caused me. I thought buying a new home would be hassle free and bring me a lot of happiness, but I have such a bad taste in my mouth now I have a hard time enjoying being here. I just want to know where I stand now with what course of action to take and who to contact at Ryan Homes. My year warranty will be up in August, so I feel that is the only thing I have going in my favor.
