Mistreated Customer:

Be aware that Public Storage ignores postmarks as a matter of company policy when or if your payment is delivered after the grace period- even if the 10th day comes on a Sunday.

Consider this! I mailed Feb '02 rent on Thurday, Feb 7th--- and thought no more about it until I was called on to pay late fees of $ 10.00 for months of Feb and March--- a total of $20.00 for which my storage goods were held hostage.

It seems that my Feb. rent arrived on Monday, Februry 11th, resulting in the first late charge---- which was carried over as a "debit" (without my knowing about it) and then deducted from my March rent---- causing a "shortage" in my March- rent payment for which I suffered a second late charge.

I have used this company for years- with no history of having been late even once. Heretofore, I have experienced no problems of this nature .

Their local manager says (and I believe him) tells me that the matter is OUT OF HIS HANDS.

While I am glad I don't work for this company any longer, I must say that no business that accepts payments by mail go by postmark dates.

Payments are posted to your accounts when they are received. In my 10 years experience in storage management it's always the tenants who are past due who are first to complain about policies. Public Storage is notorious for overtime abuse. The word in the industry is they are phasing out on site "resident" managers. This is probably a way to control the overtime issue. By the way each state has their own storage laws that any one get read and print. I suggest you educate yourself on the storage laws before you pursue any legal actions against a major company like the big orange.

Public storage rips you off from the time you walk in, the late fees can be waived by the property managers but they don't like to do it because it reflects badly on the property's numbers, you can get results by calling the customer service department.

I moved from Salt Lake City, Utah to Fresno, California and had to leave a storage area full of crap (yes, the dregs of my move) in storage in a Salt Lake City suburb. I made payments late and, yes, paid the incurred late fees. Ok, here is their favorite scam; you are late on the payment after the tenth and incur the $10.00 late fee. If you do not pay before the next month comes due on the first (and they LOVE to play the postmark/delivery game) they charge you anothe $85.00 fee! Supposedly this is an inventory fee, for breaking into your unit and inventorying it (ie: Is there anything worth stealing here). Now they have replaced your lock with their lock and charged you for the lock, and sent you a key. Pretty much a done deal, right? Yea, right want to buy a bridge? They treat that $85.00 fee as an extended late fee, they will add it to your account every time your payment is over 30 days late! So, anyone that only occurs the $10.00 late fee when a payment is lost in the mail should consider themselves lucky! In all my fifty years this is one of the scammiest most money grubbing group of rip offs I have ever had the mis-fortune of encountering. I don't see why they don't just open a law practice and steal their money honorably like the rest of the lawyers. Or have they been dis-barred? Oh, and the day that I was moving my crap out, there was another renter there going through conniptions because their stored items were gone! Thank GOD I only put the crap in mine!!!!

Fraudulent Practices Encouraged by Public Storage

#8UPDATE EX-employee responds

Tue, April 15, 2003

I was fired for being a whistle blower in Granada Hills,18175 Chatsworth California and refusing to follow the orders of up to four District Managers lye, cheat and rip-off the customers. Not to mention encouraged by District Manager Robert Kazahaya to violate the proffesions code by denying tenants access to their belonging with no notice to the tenant before 30 days wich is against the law. Removing change of address labels on returned certify letters to avoid delay on auctions wich is fraud and told by Robert Kazahaya, Sherry Fleishman, Gary Echols, and Michael Alquist and Reginal Managers Cris White and Shary Gamble (major Stock Holder) who did an sweep in the San Fernando Valley on Latino On site Property Managers by firing them with no reason just to manipulate the stock price and deny it's managers 401k Profit Sharing to mature because we did not contribute back to the company. Retaliaton highly credible. Proof you betcha. Also they threw me and my two boys out on the street for being just .01% the collections mark. Like I have control when tenant have the rent to pay their bill. After I had complained of the security, maintenance, and harrasment from both Robert Kazahaya reffering employees as "slaves" of Public Storage of property #67676. I was burglarized, history of burglary,on the on site apartment and office. Tenat Threatend me and my babies with not alarm or even secured windows, not security door, dark, dangerous with night burglars, jumping over fences.Breating freon for the last two years and they know all this because i found out about it and have copies of everypaperwork.Police reports,ex-employees,pictures,invoices,etc. they still have not fixed the freon leak, because they do not care if there employees die on the property including tenants. We were told not to mention were customers can get the dollar special to walk ins even though we knew and all this is in writting since it was on bulletin sent by corporate office. They want us to lie, cheat, and steal the customer, and third party. Carson Company was charged expenses from other properties to its aps. By Johm Sambuco right hand man of Wayne Hughes President. Who I will add, jewish president has been known to say "What ever it takes to make me more money." told to me by an elderly employee who is jewish and fears on losing his job. As threated by Public Storage Managment verbally, on the elderly and minorities. Especially on site managers who work 12 hours a day with dm's knowledge and are not paid by the company. Instead The treat us like slaves. Public Storage is Public Slavery at it's worst. Did I mention they hire illegals to do their maintenance. That's how cheap they are. They are their own products, like the locks they get in easy because they make the locks and more.My friend me and other Managers have compared notes and we are getting pretty close on both Public Storage and Third Parties like Carson company. This is just the Beginnig.Got much more to share. to be continued...........got a corporate insider to tell the public more. Nothing but the truth. God Bless America and the Freedom of Speech.

I have run across the very problem you are describing. Only, it was worse.

I am an employee of Public Storage. I as a manager, have run across the very problem you are describing. Only, it was worse. The customer mailed a payment, it was lost, and for several months, because he paid early, every month he was getting a late fee, just like in your situation. We couldn't contact the tenant to let him know, as we had false information. Nothing available from the operator. Needless to say, when he finally did come into our office, and found out he owed almost $100 in late fees, he was upset. When I called DM to find out what we might could do, he said the customer pay half and we would take care of the rest. This is because in his contract, he agreed to have his rent in our office on the first. It did not specify by mail, in person, or whatever. It also does not specify that PS would take responsibility if post office loses mail. I thought this was more than fair. The customer did too and paid his half. Anytime you're in a situation like that, go higher. If your property manager cannot help you, go to their boss. If they can't help you, go to their boss. If that doesn't work, call the customer service department. They have always been very helpful to both sides of the problem.
