That's just wrong that she gets the house, and you get the bills. But I don't understand why you can't get your name off the title. If you're ok with giving her the house at this point, (as though you have a choice,) you could possibly file a quit claim deed, which in effect simply says "if it belongs to me, I give it to you now." But you really should find a real estate lawyer to help file a new deed giving the house to her in fee simple. Once she accepts the deed, the future HOA bills go to her. (Tell her you'll pay closing costs if she balks at it.) If she still refuses to accept the deed, then try the quit claim deed. It should at least help defend you from future lawsuits from the HOA, et al. (But do find a REAL ESTATE attorney first. Do NOT as a regular litigant attorney to help you in real estate dealings, as they aren't all trained or experienced in real estate law, and you want someone who is.) Maybe you could deed it over to a rich mafia-type, and let her and him duke it out. :-)

This is Venereal Disease Warning. Floyd is a nefarious adulterer and has reportedly had carnal knowledge with Gretchen. She has been hospitalized with gonorrhea, has been treated for herpes simples II and squamous cell infestation. This does not bode well for any future sexual partners for these two.
It has also been reported that Floyd abused his step-daughter, Stephanie Shifflett and that he has grabbed and shaken Gretchen's daughter, Michelle. He has already been admonished three times in court about the growing inappropriate nature of his relationship with Gretchen's daughters, Emily and Michelle. Anyone having eyewitness information involving the welfare of these girls is encouraged to contact the Stafford County, VA Sheriff's office. Please also report the information via this media.
