Carlton Sheets program is not realistic. I was fortunate to watch the sessions without purchasing it. The no money down program is B/S you still need to pay for closing costs. Also If his program is suppose to be successful, then why is he not a Billionaire real estate investor? Does he even own any investment real estate? I just think from other comments he is a millionaire from selling his worthless products.

I hate to say to all of you who feel ripped of that its your fault for not using the material. I didn't send mine back and gladly paid the charges they put on my credit card. They spread the cost out into 3 seperate payments over 3 months. I bought a house using the system with Terrible credit and No out of pocket money. It wasn't easy to find the perfect seller and perfect home but I kept going until I did find it. I must've called 75 to 90 ads before I got the 30 or so leads then it narrows down to the one that Will work. And viola I got a 3/2/2 house with no money and even got some money at closing for repairs to the house. doing the work myself painting flooring etc, instead of paying someone to do it actually let me keep 3100 dollars. It is possible it does work. you just have to put in the effort. This course isn't about getting rich quick. its about buying real estate no money down. I did it. Many many others have too. If you want to get rich quick hit the lotto. Everything else requires effort. As for the P.E.I billing practices. I don't know I paid for my course and left it at that. I did get a house for free so I aint crying about the 300+ dollars it cost.

OK, I was checking out real estate rip-offs and had to make a comment! Here is my experience with the Carlton Sheets system: I bought it off an infomercial in '97. It was a cassette version for about $180. My brother and I scoured every inch of text and listened to every tape 2 or 3 times. We were excited but the info was just foriegn enough that we weren't able to make it work for us right away. No realtors or Private home sellers would seriously talk to any young 20-somethings about buying real estate "creatively." About 2 months after the initial purchase somebody called with a "mentoring oportunity." We didn't bite but it was about $1500 bucks! I have since learned that this is where the real money is. They want you to buy the kit and get all excited and then just frustrated enough that you might pay more money to have someone "hold your hand" through "your first deal!" I have heard of good mentoring on these but mostly BAD!!! They take 3k to 15K from your credit card and give marginal help. Also, the actual numbers and info in that course were way off the numbers we were looking at in California. Carlton was talking about buying homes for 40-80K and There was nothing like that where I was. It took me 3 years to buy and sell my first home. I made a whopping 15K!!! Oooh, Earthshattering huh?! I Learned a ton though and have since made over 2 million dollars in real estate. I was able to quit my day job 2 years ago! Sweeeeet! I actually still use the Carlton Sheets real estate forms and his good advice on landlording. Now, here is my advice on any of this kind of stuff! 1. Don't believe the "easy" hype! If is was so easy, everyone would be doing it. 2. Any of the so-called "GURUS" give a decent INTRODUCTION to investing. It is like Kindergarten teaching you how to read. Sure you can read but your're not ready for Shakespeare!!! 3. definitely buy these kits and books on e-bay for a fraction of the cost! 4. don't quit your day job!!! - at least not for a while! All that being said, I still think it is a raw deal that they make "money-back" promises and then make it dificult or impossible to return. I think that is the main complaint with most of these kits. You should have a right to return it! ok, I'm done. - Good luck!
