Tues Dec 4 tenants reported heat not working. Took 2 days before technician could come and they were two hours late. Tech informed me furnace wired wrong, blower motor burnt out, and needed a new part...would take 3-4 days to order parts.

An hour later Misty with American Home Shield (AHS) called to say the system needed maintenance and once maintenance was done it would run fine.

A completely different story than I was told by the technician. Upon calling Total Quality Services, the HVAC company used, they told me they had to go by AHS guidelines.

So that day (Thurs) I had it cleaned and called AHS back. They said I needed to provide them written proof of maintenance and it would be Tuesday before somebody could get back out there.

Adding up the time to get back out there, time to order parts, plus possible more runaround from AHS, I calculated my tenants with a small child might be without heat over two weeks.

NOT ACCEPTABLE!!!! Two hours later and speaking with AHS Misty, authorization department, & Carl in complaint department kept getting the same no-sense explanation.

I paid for repairs myself and asked AHS to kick in a little $$ just to help us both save time. They were not only stubborn, but Misty and Carl were arrogant and had sarcastic attitudes; Carl sneered at my sincere effort at a common sense solution to a ridiculous and dangerous situation.

The technician I hired to repair the furnace said it was wired wrong and would be a fire hazard and unsafe to operate. Small claims court, BBB, REMAX (whose agent sold me the warranty), office of consumer affairs, the internet, and anyone else (my brother was considering getting a warranty and I talked him out of it.) will hear about these scamming con artists.

...home warranties ARE a scam. It is rare than anyone gets what they thought they paid for when they bought the policy

They filed the following rebuttal to the above Rip-Off Report: Their email: [email protected] Their name: CS Their relationship to the company: Consumer Suggestion Rebuttal: In my opinion, and in the opinion of many others who've tried to get service, home warranties ARE a scam. It is rare than anyone gets what they thought they paid for when they bought the policy or when it was offered by a builder. Here's how they make sure they don't have to honor the contract: Deceptive and illusory wording of the policy that takes attorneys to decipher, and you often don't get the actual policy til you've closed on the house when buying a new warranteed home. Arbitration which takes away your constitutional right to sue, or appeal the decision, and often comes with a gag order so you also lose your right to free speech. Arbitration is not public record like court records, so keeping the records private, and forbidding the homeowner to talk about it hides complaints from the public, making it appear there ARE no complaints. Warranty companies usually hand-pick the arbitrator, plus arbitration is expensive, and you will still need a lawyer because the warranty company will have their attorneys. Warranty companies operate much like insurance companies but they escape many states Dept. of Insurance by calling themselves "Risk Retention Groups." Property owners possessing a warranty policy can expect endless stalling, excuses, and denial from Home Warranty companies. There are many complaints here on the Rip Off Report about these warranties. You can read other horror stories on www.hadd.com and www.hobb.org to name just two.
