Said misrepresented his abilities as an architect/ draftsman.  He has numerous complaints against his company with the state Architecht board which issued sanctions against him.  Which is one of the reasons, I suspect, he has changed his company name several times.

There are several flaws as a partner I found.  It starts with the fact he won't share plans until payment for plans are complete.  Which is perfectly fine if work is completed.  However, he sent over plans to me that had:

1) Valleys coming across door openings

2) Valleys coming across stair entrances

3)  Windows set below code dimensions (which we speced prior to build)

4). Four foot knee wall catching an area where the valley is coming down 2 feet at the same point.

5). 30 foot beam 14 foot in the air supporting no structure with a 7 foot hip running under the beam.

6)  Point load locations in the wrong location

7)  Beam dimensions that were misrepresented against structural loads

Mistakes commonly happen.  It is important that a partner is willing to work to correct mistakes made as they arise.  Said left me on the roof working with the Engineer to redesign the house on the fly.  I spent $2000 extra with my engineer and $20k in wasted building materials.

The NC Board has filed for injunctive relief to keep Said from practicing in NC.   Be aware that he is not an architect or have skills to design your house.  My understanding is this court action will limit his ability to design in NC.

An architectural designer is not an architect. Neither is a draftsman. Both would generally work as assistants to an architect. Neither is a licensed or registered professional. Obviously, this individual should not have been taking on architect work, but you also need to do at least basic research about the qualifications of whoever you are hiring. A draftsman can make pretty drawings, but that doesn't mean they are correct. It's kind of like the difference between a writer and a typist. Next time, hire a registered architect.
