Markus Snedaker of Capital Home Services recently inspected my home for a potential buyer. Two significant items mentioned in his report were grossly innacurate and cost me the sale of my home to my potential buyer. By incompetently identifying two satisfactory items as Major Issues in his report, Markus Snedaker's gross negligent acts have caused the potential buyers to experience grave concerns about purchasing my home and backed out of the deal. Markus Snedaker did not even write a complete home inspection, rather just a letter filled with his quote on quote suspicions.

First, Markus Snedaker stated that my attic and crawl space had significant mold growth which i had re-inspected by professionals and there was not enough mold in the crawlspace to mitigate and the staining on the solid plank sheating in the attic was due to asphalt roof shingle stains and not considered excessive mold growth. Within 48 hours of the inspection, 2 separate mold assessors arrived to review the crawlspace and the attic as per Markus Snedaker's recommendations he made in his letter to our buyer.

Both companies agreed that the crawlspace and the attic was in satisfactory condition and not needing immediate mold mitigation, especially as there are no pathways to the occupents of the home and that there was not enough mold growth for it to be considered excessive mold growth. In addition, Markus Snedaker stated in his report that the new construction work that was done in my basement was improperly installed and was not just suspicuous, but "very" suspicious.

The very next day, an independent contractor reviewed the repairs in the crawlspace and deemed that no structual work is needed to the crawlspace of my home. The crawlspace work was found to be in good shape. It is one thing to not be sure about an issue and recommend review; but it was  inexcusable for Markus Snedaker to present himself as an expert and give completely false information to the client. Both eronneous issues were classified in the report as Major Items (which are expenses of $1500 or more to repair or replace). This gross negligence has lead to a loss of sale in the selling of my home and the purchasing of my new home. If Markus Snedaker disputes this, I would be glad to show his report followed by the findings of the various professionals that were called in immediately to correct his grossly negligent review of my home.

I am Markus Snedaker, the inspector of the above mentioned property.  I have performed thousands of inspections over the course of 12+ years.  I am also a certified mold assessor licenced by Dept. of Labor in NY.  The home owner that filed this complaint left out a few major issues.  First of all, the crawl space in question has had numerous repairs due to previous damage.  That was not the "suspicous" concern.  What was concerning and completly left out of his very inaccurate complaint was the fact that there was spray foam insulation around the entire perimeter of the crawl space which completely obstructed by ability to view the perimieter support structure to include the sill plates, rim joists, and perimeter floor joists.  This was concerning because there was heavy Carpenter Ant frass observed in the accessible areas of the crawl space (wood destroying insect damage).

 In addition, on the floor of the crawl space was a plastic barrier.  Under the plastic was a considerable amount of rotted wood and debris from when the crawl space underwent repairs.   This wood was damp, moldy, and can attract additional wood destroying insects.  The siding along the exterior of the home was covered by soil in various areas which historically can result in moisture and damage to the wood structure behind the siding due to constant soil contact and moisture.  The craw space had no form of ventilation which did result in mold growth observed in the floor joists and sub flooring.  All of these issues were concerning to both me and my client who was in the crawl space with me.  

I'm sure that anyone reading this report would agree that if they were buying this home, they would agree with my findings to have things further reivewed by a contractor and mold assessor.  In addition, the attic absolutley has mold growth.   I challenge this individual to post the unedited mold swab and or tape lift results from the lab from the mold assessor who made the false claim (I'm sure they did not do one).  If a formal lab test was not conducted, I would be glad to post pictures taken during my inspection and also go back and take mold samples for the viewers of this site to review.  I am sorry that the sale of this property did not go through, but my loyalty is to my client (not the realtor or the home owner).  I will not compramise my integrity or my reputation for the sake of a sale.
