When I first started investing in Kansas City, I knew that the first and most important decision was to hire an experienced property manager.  I felt that using someone with a Franchise behind them would be a solid course, because surely a Franchise would never back someone that didn't follow the franchises rules.  When I first hired Jeremy Brennenman, he was pleasant, nice and knowledgeable.  The other thing he offered was to turn and rehab properties.  Being from out of state, this was a huge advantage for me and my business partner.  We interivewed Jeremy and he had all the right answers.  I met with him after the rehab on the first property, ,although I was not completely satisfied with the work, I felt it was a fair price and Jeremy explained he would take care of my concerns.  

Jeremy never asked me how I wanted to price things or gave me any idea of how he was going to price things in terms of rent.  The first property he really seemed on top of it.  My partner and had told him we were planning on buying 40 properties and Jeremy said he was up to the task.  

Around property 4 the wheels starting coming off his operation.  He stopped replying to emails, didn't answer the phone etc.  When I did get a hold of him, he was always yes we are on top of that etc etc.

Since this was a few month process and he was doing (or supposed to be doing rehabs) I was never concerned that I hadn't received rent yet because we had a lot going with him.  Well as things kept going I never received one nickel of rent, and all I got was a mess.  He placed tenants that were unqualified in properties and kept the rent that he took from them.  He said it was against the money that I owed him for repairs.  That is illegal, but ok.  When we audited the work he did, he either didn't do it, or it was horrible.  He put a tenant in one property with four people on a lease, and no countertop, and no running water.

Finally, I terminated his contract.  We terminated it on good terms.  We met, he agreed to make me whole on what he owed me.  When we sent him what he owed me, he never told me he didn't agree with it, or that he was going to make a payment he simply did not pay.  Jeremy seems like a really good guy, he is very polite, super nice but steals.  Several of the agents I worked with told me that he had done the exact same thing to their clients.  

I started really researching him, and uncovered tens of people with the exact same story as me.  When I interviewed several attorneys, they could not help me because they had defended him in other lawsuits.  The chances of that happening are a milion to one so it just showed me what this guy is up to.  He stole my money and he will steal yours.  

Do not work with this crook.
