This seems to be pretty common with Days Inn these days. I have read several other similar reports.
I normally take these kinds of reports lightly but we had a similar experience ourselves. We signed in and went to the room. First, most of the lights in the halls were out and made it sort of a spooky experience just getting to the room. I won't take the time to go through all the room issues here but my wife and I looked at each other and we both said something like "I don't think so!".
We picked up our bags and ventured through the dark to the lobby. We told the clerk we were leaving and that we would appreciate it if we were refunded but we were leaving nevertheless. In our case they did give us a refund (we had only been there 10 minutes) and we went somewhere else.
This was early in the evening and I'm not sure what we would have done if it had been 1:30 am. As bad as the lobby, hallways and room were, I think we might have left anyway and slept in our car somewhere if we had to. Once you stay all night it's kind of hard to say you should be refunded though.
I think this was in Louisville if I'm not mistaken. We will never even try another Days Inn, there are too many options. I've stayed in FAR better Motel 6's.
