in the heat of the moment we are capable of assuming ill will and bad intentions that are unproven. Only time will tell.

They show up (four black people, two couples) pretending to be very excited about finding your property and they must buy it within a couple of weeks (or a couple of days if you let them).
They take pictures for their "money source" to approve a loan, but they can't speak the lingo. They don't have business cards but they tell you it's for a church in Mesa, Arizona and to help people.
They waist your time and come back a couple of times unannounced and without the real estate broker to take more pictures and meet their contractor (fellow scammer). They talk about creative financing with a "land contract".
They can't give you details about their business, about their background or their experience in remodeling any property. They make offers with large cash back to them (third party construction company for repairs) during closing of escrow out of your seller proceeds.
Ken and Shirley drive a newer four door black or dark navy BMW 500 series and dress to impress so they can fit the roll (but if you're smart you should notice a lot of red flags). Ken is tall and looks like a shyster/scammer in his late 30's. Shirley is FAT and talks like a shyster/scammer in her early 40's.
