I am writing this review to warn others of the criminal conduct of this company and to hopefully prevent others from going through the headache of dealing with them. To be frank, there is simply far too much to go over in this short review of RPMLV, which is why I uploaded all of the evidence I collected over the last few years against this company and the owner, Tod, onto the site factsofrealpropertymanag… . You can go over everything that I can prove they have done there, and come to your own conclusions. I am sure the owner will respond with some lie or another, or threaten to sue me for outing him as a criminal. But last I checked we have the right to free speak in the country and my speech is backed with evidence.



As a property owner, this company stole from my account through false repairs charges, early terminations fees, and blatant theft of rental income. They breach about every section of the contract I had with them and treated the tenant like garbage. RPMLV lied about billing the tenant for the damages the tenant was responsible for. They waited months to do some repairs, or simply never made repairs while claimed to be doing so. When the property was vacant they left it open to anyone that would want to come in. I had to have the police come out at one point to secure it after RPMLV refused to return my calls. I even had to fly out there at the end of the lease to ensure that they had returned the property to the condition I had given it to them and they had left it to rot for months, mold growing on left food and so on. They fools even noted it on their move out inspection. 



The owner will try to say that this is all the fault of their old broker and cite the first line of the contract, as you can see in other comments he has made below. But, if you section 12 of my PMA or any other, you will see that RPMLV LLC was the one that assigned the broker and further research into Nevada State and County Records will show that Henriott Real Estate Services LLC worked for Real Property Management of Las Vegas, LLC. They will also say they only took over from Henriott Real Estate Services in May 2015, but you can contact the NRED or Detective Erik Perkett with Las Vegas Metro PD to find out the owner, Tod, knew about the embezzlement by his broker for a long time and filed complaints with the NRED in Oct 2014. 



I even when to court against these criminals, but the Owner, Tod, made up a bunch of nonsense like they founded their company in 2015 and so on, which is simply false. Unfortunately, the Las Vegas court prefers to take perjury over state records apparently. So, if you chose to take these fools to court, just file criminal charges with the LVMPD Fraud Department. You can cited the site above for all the info you need above to prove these guys are frauds. 

At the end of the day, it comes down to this company stole from me, trashed my home, lied about billing my tenant, and only sent the tenant to collections after they were forced to, then refused to provide any updates on that collection (which I can only assume they kept for themselves if they collected it). The owner tried to say that I was only attempting to get free carpets and paint for my home, when the bills for the repairs clear showed that only the damaged areas where done. Funny enough the fool stated that my carpet and paint were 12+ years old, which is older than the house. He opted to leave out that his company had replaced areas of the carpet just a couple months before the tenant had moved in, which would have made that area brand new before it was wrecked. As well as certified the home was in rent ready condition. They also rented out my property in 2014 when it was still trashed, their own records and statements from the time show it.



Basically, don't rent from this company unless you want them to rob you of your deposit or bill you for nonsense. And don't let them rent your property unless you want it destroyed and have to pay out a bunch of money to fix it yourself. You will spend more time managing this company than they will managing your property. It is a modern-day slumlord company, and the new crew they have working for them now are even more incompetent that the old ones.

Ian Toppler - Fake Review is 100% Extortion

Ian Toppler's property management agreement was with Rex Henriott's brokerage, HENRIOTT REAL ESTATE SERVICES, LLC., for several years and that's a fact. Mr. Toppler's complaints against Tod Wever's brokerage, REAL PROPERTY MANAGEMENT OF LAS VEGAS, LLC., are 100% NOT true. These are seperate brokerages, with seperate tax EIN's and seperate managing members and are not connected in anyway. 

Toppler agreed to "Assignability" in the management agreement with Henriott that allowed for any designated property manager or qualified broker to be assigned management of the account. On May 28th 2015, REAL PROPERTY MANAGEMENT OF LAS VEGAS, LLC., became a new brokerage and was assigned management of the account by Rex Henriott.  

Mr. Toppler later tried to sue Tod Wever and REAL PROPERTY MANAGEMENT OF LAS VEGAS, LLC. (RPMLV), for issues that pre-dated RPMLV's management in both the Las Vegas Justice Court and District Court respectively and has lost both times. The judge threw out Toppler's complaints and told him NO property manager would be liable for his claims as he assumed a certain amount of risk when he rented out his home. He was told that the property manager is not an insurance policy against tenant damages as the tenant agreed to be responsbile for cleaning and damages in the lease not the manager.

The judge also specifically told Mr. Toppler he was suing the wrong company and to try his claim against HENRIOTT REAL ESTATE SERVICES, LLC., who his original contract was with. Toppler has chosen to ignore that advice. He appealed the judges decision to the higher District Court and they threw out his complaint as well. We feel bad for Mr. Toppler as he has made it a personal quest to intentionally defame REAL PROPERTY MANAGEMENT OF LAS VEGAS, LLC., by publishing false and libel statements in hopes of extorting $10k from Mr. Wever.

To ignore the courts decision as well as multiple judges shows you how vindictive Mr. Toppler can be. He chooses to ignore reality as the only legitimate damage was caused by the previous broker, Rex Henriott, who stole the tenants $1100 deposit. The court ruled that Tod Wever and REAL PROPERTY MANAGEMENT OF LAS VEGAS, LLC., were not liable for the stolen amount as Mr. Wever never had access and his brokerage was created after the fact. 

Furthermore, the court also frowned upon Mr. Toppler when they found out that Mr. Wever had already covered the $1100 stolen deposit from his own pocket as an act of good will when he had no legal obliagtion to do so. Ian Toppler is not credible and his baseless and fake review should be removed for extortion.
