Midland Mortgage Company purchased my mortgage 2 years ago. Every since they took over, my payments have been reported as late. They even kept me from refinancing at another bank, because late to them is one day after your due date, not 30+1 like other mortgage companys.

They do not pick up their mail or if they do they wait an extended time to cash the checks. This month I discovered they decided not to cash our payment for last month, because I did actually fall behind it is their "policy" to only accept a payment and a half when you fall behind. I can not believe they would not accept a payment.

Watch out for this company they are eager to jump into forecloser by conducting business this way. I also have sent in four signed documents to have my spouse placed on my acct. and this has not happened either. I would never use this company, I regret the day Homeside sold our contract to them.

Midland Mortgage acquired my Mortgage in August 2005. Since that month, my relationship with them has been a complete nightmare. First of all, I used to pay my mortgage online with my previous Mortgage Company. Of course, Midland doesn't accept online payments. Since I want to make sure my mortgage payment was recieved in a timely manner I started mailing my Mortgage payment 2nd day with signature verification for my peace of mind. When I mailed my October Mortgage(on time), I accidentally mailed my Children's school tuition check. The next morning, when I realized what I had done, I immediately called Midland and let them know(told them to tear up the check and throw it away). I immediately overnighted the Mortgage Check(still on time). To my amazement, when I recieved my bank statement later that month, I realized that Midland had cashed the tuition check not even made out to Midland Mortgage(they even wrote my account number in the memo section). I was extremely upset about this. Instead of getting irate with Midland about this, I decided to call them and question them about cashing the tuition check. The answer I was given was that their system was automated and the check was cashed accidentally. I could have raised a big stink, but instead (since my mortgage payment was due 1 week later and I had the extra money) I decided to just ask them if I could just send the difference the following week. The person I spoke to said she would move the money from the check cashed by mistake into a holding account and when I sent the difference the following week, it would be put with the money in the holding account and posted for November(on time). One week later, I 2nd dayed the difference, and I figured everything was OK. When December came, I 2nd dayed my Mortgage Payment(on time). This is where the fun started. On January 2nd, I pulled a cCedit Bureau on Myself and my Wife(I do this every year). to my amazement, I saw that Midland Mortgage had reported my Mortgage 30 days late for November and December. I was in utter disbelief. When I called Midland Mortgage, I was told that my November Payment wasn't made until December and that my December payment hadn't been made yet. But, there was an amount in an account sitting in a holding account equal to my mortgage payment minus $35.00. After lengthy discussion and numerous phone calls, I found out that an optional insurance package was added to my account in September and that amount was subtracted from the amount sent in October and placed in a holding account. After more phone calls and discussion, Midland admitted the mistake and said it would have the negative information removed from my credit file. At that time I asked for a letter to be also faxed to me for my records. Once again, Midland Mortgage amazed me when the letter asked for the negative information to be removed for the following reason: Hurricane Katrina!! Since that date I have spoken to numerous people as well as a supervisor, Charlie Rodriguez, who will no longer return my phone calls. I have even faxed him a letter demanding a new letter be drafted and forwarded to myself and the credit bureaus stating that the negative information be removed from my credit file permanently because of Midland Mortgage's error and that the payments were never late. I am now going to send the same demand letter certified mail to Charlie Rodriguez in hope that will force someone to provide me with that letter. These events have caused my FICO score to drop almost 150 points! What legal recourse do I have??

Dave, if you paid attention to my posting you would have seen that I am en EX-employee of Midland. I am not defending them, just stating facts. I have no interest in scamming anyone, much less little old ladies. Half of the postings on this site I'd say are valid complaints, however many of them are people just simply not understanding their mortgages, or trying to play the blame game after getting behind and losing their homes.

There are over a hundred complaints about Midland Mortgage on THIS site alone, not to mention plastered all over the internet... Don't sit there and defend this company. They do want to foreclose, they do make money at it, and they will resort to every under-handed trick in the book to collect bogus late fees, fake attorney fees and even 'drive-by appraisal fees' from their customers. I don't even have my mortgage with Midland, but you don't have to be a rocket scientist to know that they are scamming the American consumer big-time! Get a real job H. You probably conned little old ladies out of their Social Security checks before going to work for Midland!

Midland does allow until the last day of the month before reporting you as 30 days late, not the day after your due date. If they receive your October payment November 1st or later you are late. It is also the policy of many, if not all mortgage companies to not accept 1 payment (meaning a payment for just 1 month) if you are 90+ days behind. If your payments were cashed within the month they were due and you were reported delinquent, you can send them copies of the front and back of your checks to have that corrected. Foreclosure benefits no one. The mortgage company does not make money on foreclosures. As far as adding your husband to your account, you can not just send in a letter if you want him actually added to the loan. Written authorization to release info on your account will be accepted in a letter, but to add him to the loan you have to send in a recorded Quit Claim Deed granting him interest in the property. I realize you submitted this complaint quite a while ago, but I thought you could use the info.
