JEAN BARANSKI IS A JOKE.  DO NOT WASTE YOUR TIME AND MONEY.

To Whom It May Concern:

I am writing to file a complaint against the inspector of a home I purchased last year, Jean Baranski of European Quality Design in Port Charlotte.  Mr. Baranski was recommended to me by Vicki J. McCord of Iron Gate Realty in Manatee County, an acquaintance of Ms. Mc Cord and personal friend of the seller and his family.  Since moving into the home I have experience experienced serious structural and other issues with the home including, but not limited to, a rotten wood deck that I fell through less than two months after moving into the home, numerous code violations, termites, an inside electrical panel that was neither inspected or included on the inspection report, and a bedroom floor that was so decayed that I fell through it in the middle of the night (please see the attached document and photos).  There are numerous “soft spots” in the flooring indicating the unstable foundation/flooring underneath, that failed to be noticed or commented on by Mr. Baranski.  Upon speaking to Mr. Baranski AFTER purchasing the home, Mr. Baranski expressed to me that, during the inspection, there were “red flags” or areas of concern to him, which included the rotten wood deck that, per Mr. Baranski had been cleaned and pressure washed the day of the inspection.  However, Mr. Baranski’s concerns were never brought to my attention and none of his concerns were noted on the inspection report.  In fact, there was no mention of the wooden deck in Mr. Baranski’s report.  There are also other areas of concerns, such as an interior electrical panel that should have been included on the inspection report, but were “missed” by Mr. Baranski.  Additionally, because the attic was allegedly blocked, Mr. Baranski claimed to be unable to enter the attic, preventing my right to a proper inspection I purchased the home.  Also “missed” by Mr. Baranski, also a licensed contractor in the State of Florida, was the fact that the seller, Mr. Scutt, performed unlicensed and extensive renovations to the home that were without permits and not to code, causing serious health and safety risks to both myself and other individuals on the property.  I have occupied the residence for less than a year and find it difficult to believe that this home ever passed the home inspection, a sentiment repeated to me by numerous other individuals.  I also believe that the profitable relationship that Mr. Baranski has experienced working with Vickie McCord (Mr. Baranski admitted to being frequently recommended by and working with Ms. McCord) has tainted his professional judgement and the quality of the home inspections he is hired to perform.  The home that I purchased is unsafe and by allowing Mr. Baranski to continue his substandard home inspections, your agency is placing the public at a serious health and safety risk.

I hope that my concerns were be taken seriously by your office and I respectfully ask for the opportunity to speak with someone during your inquiry.  Please let me know immediately if you have any questions and if I can provide additional documentation to aid in your investigation.
