Contacted Financial Solutions Today in January of 2009 regarding a mortgage loan modification. We were told that if they were unable to renegotiate our loan, they offered a "no hassle" money back guarantee.  I contacted them in February and they said that they were working on it.  I called them in three times in March and they said that they were working on it.

Toward the end of March, we were notified that our house would be placed for sheriff's auction.  I called Financial Solutions back and they gave me the lawyers name and number that had our file.  I called the lawyer and was told that they haven't spoken to the mortgage company yet...after three months!

We still had a month before the sale and the attorney said that he would contact our mortgage company.  I called back 2 weeks before the sale and they still had done nothing.  Finally, a week before the sale they contacted our mortgage company(This was verified by the mortgage company as the first contact). They lawyer called us and told us that he couldn't negotiate a modification and we would have to complete a forbearance agreement with $6750.00 down and the payment would be $6214.89 for the next year.

They state on their website that they will improve your situation or your money back.  Our mortgage payment was $3200 a month and now it's $6200...how is that an improvement?  They refuse grant a refund of the money that we paid for the service.

They don't return phone calls or emails.  I filed a complaint with the NJ attorney General.  Now it looks like they changed their name to Franklin Webster.

Avoid these crooks..their services are a scam.  The website of the person that took our money is here: http://activerain.com/cgscorp

Financial Solutions Today and Frank Riccio - Con Man

I too was ripped off by Financial Solutions Today and Frank Riccio in 2009. He took $3,500 from me and assured me that my mortgage would either be modified or I would receive a full refund. I was led on for a period of 7-9 months, pretty much experiencing the exact same lies and cons that the initial person who filed this complaint did. I was re-assigned to a new lawyer by Financial Solutions and eventually told that the company had filed for bankruptcy. After 7 months,  I was told by my mortgage holder (B of A) that I never quailified for modification in the first place. I recieved a letter from them to this effect and forwarded it to Financail Solutions Today and their attorney, and asked for a refund. I was led on for another 6 weeks, then finally was told they were bankrupt. I was frantic and continued to call, until eventually the line was disconnected. My money, which I could not afford to loose, was gone.

To take advantage of people when they are in financial distress and reaching out for help is to me the lowest form of vermin there is. Not only Frank Ricci but the staff member who was working my account (and played the victim and was annoyed with me for "bothering her and venting my frustration on her- another piece of work) are dispicable people and deserve the worst in life, and I hope they get their just reward someday, preferably prison time.

For all you good folks out there. Frank Riccio, the owner of Financial Solutions was formerly with Prudential where is was convicted of fraud. Later he was with Empire Mortgage Services inc. where he was also arrested and convicted of fraud in somerset County. He later opened up his own mortgage company under his wife's name ( remember he was convicted of fraud therefore he is not allowed to have a mortgage banking lic. --actually he's not allowed anywhere near the industry.) The name of this company was Equihome out of Bernardsville NJ. This company was shut down because of consumer lawsuits against it.
Later Mr. Riccio joined forces with financial Resources out of New Jersey..this company too was shut down for law suits and illegal activities.

Looks like he's back - gird your loins!

 Sir,

Lets get one thing clear... if youre not Frank Sal. Riccio then my problem isn't with you. I can understand that scum like Riccio gives honest financial people a bad name and that is unfortunate. Understand I dont know your name or the company you work for so I dont know if youre affiliated with him or not. All I see is you sticking up for scum like Frank Sal Riccio. That being said, please remember this statement, criminals dont play by the rules. They figure out ways to get around the rules and avoid the law.

Im not surprised that you dont see his name as the "owner", but he is affiliated in one way or another he holds positions and held positions and titles (this I can prove) with all of the companies mentioned below.

Accredited Solutions, GMI Home Loans and Financial Solutions Today are all tied together.

I took your advice and reviewed my data www.uniteddebtrelief.ORG & www.uniteddebtrelief.com ARE TWO DIFFERENT COMPANIES.

I can prove you wrong on this statement below you wrote this on 11/27/09.

"After weeks of home work and investigative work. The reports on this company are listed wrong. They have no affiliation with a company called "Accredited" or "GMI Home Loans."

You might want to do a little more research.

No sir, my name is not Frank. I am an investigator in the state of Virginia. I am notified each time an update is reported with regards to certain companies. It is  extremely important that the real facts are presented correctly when people rely on reports like this to make educated decisions. Unfortunately, a few individuals have vented here out of personal frustration, and are leading those that rely on this information on a "wild goose chase". There were 4 compaines listed above claiming to be owned by the person mentioned. This information is not only inaccurate, but posting that info without the facts is unfair to those that rely on this site for accuracy. Here is partial "accurate" findings as of 11/20/09 on ther companies in quwestion:

1. Franklin Webster - no ownership or ties to the person mentioned. Ownership is in NJ though. company has been inactive for many years.

2. United Debt Relief - Is a california based company. No ownership or ties to the person mentioned. Ownership in CA. (There website is www.uniteddebtrelief.org. not uniteddebtrelief.com) as reported above. Active Company

3. Accredited Solutions - no ownership or ties to the person mentioned. Ownership is in NJ though. Records show no activity.

4. GMI Home Loans - New Jersey based Mortgage Banker. The person mentioned has no record with the NJ Debt of Banking or any Banking Dept. in the U.S. The ownership hasd no relationship to the person mentioned.

You mentioned you did extensive and detailed work. I dont see it based on the facts of our office.

If you would of paid attention the first time. I was one of the people the company ripped off. I have the proof. I have the paperwork. You stated" it sounds like I have personal issue... YES, I do, I was ripped off by this company.

You stated and I quote "Do your homework son, Fin. Solutions had nothing to do with any of those other listed companies" I assume youre talking about GMI? Frank Sal Riccio is tied to all of the companies listed above including GMI.

I would look a little deeper if I were you before you state that he isnt affiliated... Do some more homework...Son...

Your name wouldnt be Frank would it?

Do your homework son, Fin. Solutions had nothing to do with any of those other listed companies. The tone you write in sounds like a personal issue. If you did your homework you would know better than to write what you did. These types of reports are what confuse the issues and not help those that are trying to get the the real facts! Stop believing what you read or heard and find out the truth !!! Best of luck to you.

Frank Riccio was the CEO / President of financial Solutions Today. I was ripped off by Financial Solutions Today. I have the contract stating the verbiage "FULL REFUND". Riccio is running a bunch of scam houses under different names. I WANT TO BE CLEAR IM NOT A DISCRUNTRIAL X EMPLOYEE  I WAS A CUSTOMER WHO WAS RIPPED OFF BY THAT COMPANY and FRANK SAL. RICCIO.

Riccio hides by closing down and opening a new business. Everywhere you see Frank Riccios name a scam is associated with it. The research I did on Frank Riccio is extensive and detailed. This guy is a crook; look for his name before you do any business with a company. If you see his name be safe and dont use the company.

I called the BBB, and filed a claim against Financial Solutions Today. Riccio weasels out of honoring his contracts by claiming bankruptcy.

Also I can back up anything with stated with paper, I bet the company or Frank Riccio cant say or do that.

If you live in NJ drive past this address: 1031 US Hwy 22 3rd Floor Bridgewater, NJ 08807

Stop in and say hello to Frank Im sure he would want to see his clients he scammed.

After weeks of home work and investigative work. The reports on this company are listed wrong. They have no affiliation with a company called "Accredited" or "GMI Home Loans. It appears that this information was reported by one individual with a personal matter to settle. Anyone can see that the person who wrote this had to be an employee as opposed to being a consumer, based on the content.  Ripoff report is an excellent source for uncovering bad business. But, unfortunately, some people use this site, and many alternate sites on the internet in general for self serving purposes. I have investigated many reports such as this against many companies listed. Do your homework before believing everything you hear. Afterall, this is the internet were dealing with here !

Dear Ripoff Report,

I am writing you to clear up some false information that has been written about my mortgage branch.  I am the branch manager of GMI Home Loans in Bridgewater, NJ. I have been branch manager of this company since June of 2009.

I do not know who, but someone has written that my company is operating under different names of companies of which I have no knowledge and is 100% inaccurate information. This person posted names of other companies like Accredited Solutions and United Debt Relief. We no knowledge of these companies and furthermore, I would invite anyone to come into this office and see for themselves that we are a fully operating, compliant branch of GMI Home Loans. GMIs signs are placed at the door as well as the entrance of the office space.

We are a mortgage banker. We execute one function from this facility and that is the business of loan origination.

Whatever company existed in this office space prior to my business here is NOT our responsibility or are we to be held liable for it as well. If any past clients of the previous company are seeing a new business here, it is NOT justifiable for them to say we are doing business as any other entity without doing their due diligence prior to these claims.

I ask that you please investigate this false accusations, as they can be very detrimental to  business. This individual or individuals who posted these false statements must not be allowed to utter lies because they are unhappy with whomever occupied this space before us. Thankyou for your attention to this matter.

(We have been told, but have not  "yet" proven,  that a disgruntled ex-employee may be directly or indirectly responsible for these postings.

Thankyou for allowing us to clear our name with regard to this unfortunate matter.

  Sincerely

GMI Home Loans LLC
