We currently have a house under contract that we have agreed to buy for $50k, This is a great deal in a very desirable neighborhood considering a smaller house on the same street, in run down condition, sold for $85k. DHM sent their "assesors" to the home after taking $650.00 assessment fee from me, only to have them report that this house has an after repair value (arv) of $77k. $77k is the CURRENT as-is value with NO updates. The FACTS of this case state that this house has $30k rehab with a $50k purchase price, and $40-50k positive equity with the market value at $35k at the high end, and $25k at the low end. My realtor and another realtor with 50 years experience, sent DHM proper comps, 88 pages of them, proving that their $77k number is utter and complete nonsense. DHM supposedly reviewed the evidence and STILL came back with an arv that is $77k, over $50k below the REAL arv! In the meantime, they retain our $3,000.00 and refuse to refund our money. My thought is that they use people like me as their bird dogs, they devalue the property and then they broker the property that I find, to their cash investors, collecting a percentage and screwing me out of my money and my hard earned investment property. There is something very wrong about this whole situation, and if any attorneys have started any motions against them, I would appreciate it if you contact me.
