Del Webb V.P. Kevin Johnson refuses to rectify problems that he and Del Webb created and continue to create for homeowners that purchase homes on the Whisper Creek Golf Course in Sun City Huntley, Illinois.

Mr. Johnson and his predecessors knew that these homes would be hit by errant golf balls and yet they built the homes with siding that shatters when hit by golf balls, windows that break instead of using tempered glass and decks and patios that are unusable because they are unprotected from flying golf balls.

Sales people lied to homeowners and told them that their homes would not be hit by golf balls or if they were the siding would not break. To make matters worse they have included waivers in the sales contract trying to release themselves from any liability or recourse.

In their literature they claim to provide superior quality construction. If this is the case, why is there a constant stream of houses on the golf course with holes in their siding, broken windows and decks and patios that homeowners are afraid to use?

The only recourse given to homeowners is to try and find the golfer who hit their homes and get payment from the golfer. This is usually unworkable or impossible and can result in nasty confrontations and threat from the golfer. So much for the quality lifestyle that Del Webb promises.

Mr. Johnson, I challenge you to send in a rebuttal. An honorable man would defend his actions. If you refuse, it would seem that you are without honor and/or conscience.

Buying real estate on a golf course:

#2Consumer Suggestion

Most people who purchase property on a golf course are avid golfers. Most builders install shatter-proof glass (like PGT) whilst building on a golf course. I have one house on the water and the boat wakes rock my slip, no biggy there is a boat in my slip. What's up with the siding? GP cement board is virtually dent-proof.

You STUPID, SELF-RIGHTOUS JERK! What do you know about being raped? HUH? (BTW I WAS!!!!) Even if I waited for a response I would probably get no answer. You moved next to a GOLF COURSE. (BTW my mother hates driving by any for the balls flying off and she doesn't want to crash.) Did they also tell you that all of the golfer's were professional (oh that's out of the question they have hit people with balls before.)

Dear R Aloha, Oregon I'm sorry that you don't see my point of view, however I wish you well and I hope that you get all from life that you desire and deserve. It's unfortunate that you take pleasure from the pain and misfortune of others and that you don't have anything more constructive to do with your time than to ridicule other people. Be that as it may, I wish you well and I hope that God blesses you and your grandson richly. Best wishes,

Brain Damage

#5Consumer Comment

John, I just read a similar complaint from a neighbor of yours who reported that a man driving his vehicle on Algonquin Road was hit by an errant golf ball and sustained brain damage. I'm sorry this happened to you, however, at the time the injury occured, your brain was only functioning at a 73 IQ anyway, same as your age. The loss you suffered was quite insignificant.

As far as you being a victim and drawing it analogous to rape, this is absolutely preposterous and demeaning to any rape victim. You're sickening.

Your no victim. This is what you are. Your an old jackass with nothing better to do, whose trying to shake down a reputable builder.

Do you not have homeowners insurance? Oh, let me guess, the sales person told you it wasn't necessary.

Do you not have your homeowners reference book? I do, tells me the exact construction materials down to the paint. Guess what I did with it, I gave it to an inspector, he went in and ensured I got everything in the book. And I did. Even tells me the type of windows. Does your guide tell you were getting tempered glass? Does it tell you you're getting siding that would sustain golf balls. I'm sure you'll deny even getting the reference guide.

You're an irresponsible jackass with nothing better to do. Not a victim.

I hope you get what you deserve.

NOTHING

Dear R Aloha, Oregon

I found your remarks ignorant, arrogant and self righteous. Why would attack the victim instead of the perpetrator? Is this your idea of justice? How sadI feel sorry for you. Pulte has clearly demonstrated a total disregard for it actions and the best you can do is ridicule someone who was taken in by a slick and deceptive marketing department. What is wrong with you?

If a woman is walking home late at night and she is raped, you seem to be the type of person who would say stupid bitchwhat did you expect? The woman is a single parent and is working two jobs so she can provide for her kids. The rapist adds to her difficult life and all you can say to her is that it is your fault and then insult her. How ignorant! What is it about you that makes you lash out at people who have been wronged?

The purpose of this web site is to help people who have been ripped-off not call them names. To laugh at someone else's misfortune show a serious defect in your character.

The sales person who sold me this property was an older adult and lived in the development. I believe he spoke from ignorance and lack of training by Pulte. A reputable company would train its employees to represent their products fairly. Has our country come to the point where we must assume that all companies are hucksters and frauds?

You seem pretty good at 20/20 hind sight. Haven't you every made a mistake or been taken in by a scam? If so, would you like someone to call you a flaming idiot? Does that make sense to you? Should we kick someone when they are down? Are you so insecure that this is the only way that you can feel good about yourself? Does it make you feel good to laugh at someone's misfortune and to call them names? Didn't your parents teach you anything about respect and compassion for others?

Why don't you apply the same standard to the people on the gulf coast? Weren't they stupid for living in this area? Duh! Don't they know that hurricanes happen in this area? I suspect that you have no compassion for these people either, but you are merely using their difficulties to take a poke at me and others that share my misfortune. You are extremely insensitive, and acting like a jerk as can be seen by your opening sentence that shows how smart you are and how stupid your neighbors are.

I hope that you won't find yourself in a situation where you have been victimized and some ignorant individual insults you because of your stupidity.

Is this a shock to you?!

I bought a house at Anthem, AZ, a Pulte Del Webb golf course community. My house is on hill safely placed about 150 yards from the fairway. I often wonder why my neighbors paid an extra 150K for the privelege of having their houses pelted with golf balls.

The sales person told you your house would not be hit by golf balls? How would the sales person have knowledge of something like this? Did he put it in writing to you? Did you really believe him? You must be an imbecile. The Pulte sales people are 22 year old kids who are certainly nice enough, but will just tell you anything - but unfortunately, know nothing.

Q."In their literature they claim to provide superior quality construction. If this is the case, why is there a constant stream of houses on the golf course with holes in their siding, broken windows and decks and patios that homeowners are afraid to use?"

A.How about because the houses are on a golf course, and it's not uncommon for a golfer to hook or slice and small hard objects traveling at a high rate of speed can break lots of things?
Anyone with an IQ over 70 would realize that there is a risk associated with living on a golf course.

I'm sure that as soon as Mr. Johnson sees this report he will immediately dispatch the elite guard crews comprised of ex Jai-alai players to snag any errant balls that may threaten the houses on the golf course. That's what we do here at Anthem,it makes the HOA fees higher but it really works well. If anything gets by one of the guards and damages a house, the guard pays the homeowner for the damage.

Seriously though, you're a flaming idiot. Grow up and think about all the people on the Gulf Coast who lost it all due to no fault of their own.

And I don't work for Pulte/Del Webb or any other builder.
