DO NOT move into this mobile home park! Rent is way too hign and you get nothing for it. The managers are fat drunk lazy people who aren't suitable for the job! High crime rate and a lot of drug dealers. Manager singles out homeowners who make complaints and bothers them beyond belief! Enforces rules but they don't follow them. STAY AWAY FROM INDIAN RUN VILLAGE in Chester County Pa.

Mr. name is Goodboy Crandall and we have permission to move into cheap and substandard housing in an area where she is not too hot. Can someone tell Goodboy where is this housing on the map? We are work for Dr. Texino, everyone knows about him and he wil send us to be cool down. We make $4 each on payday and we will ship in lovely composite vaults very much like incubator racks but no danger is present for we are well fed and at rest, we are just require placement for the warm months of fall. I CURRENTLY LIVE IN INDIAN RUN. WE MOVED IN FEBRUARY AND HAVE REGRETED IN SINCE. YES WATER SEWER AND TRASH ARE INCLUDED, BUT THE WATER IS POLUTED AND THERE IS SO MUCH CHLORINE IN THE WATER IT BURNS YOR EYES. WE HAVE REQUESTED SEVERAL TIMES THAT A TREE BE CUT DOWN IN OUR YARD THAT IS DEAD AND ABOUT TO FALL ON OUR HOME. IT IS STILL THERE. IT SEEMS THAT ALL THEY ARE CONCERNED ABOUT IS GETTING THERE RENT, AND ANY REQUESTS GO IN ONE EAR AND OUT THE OTHER. THERE ARE POTHOLES ON THE STREETS THAT KIDS COULD LITTERLY DISAPPEAR IN BECAUSE THEY ARE SO BIG. NOTHING HAS BEEN DONE. WE DEFINITLY HAVE CRACKHEADS IN THE NEIGHBORHOOD, AND YET STILL THEY LIVE HERE WITH NOTHING BEING SAID OR DONE. THEY ARE MANY DRUG DEALS DAILY GOING ON IN FRONT OF CHILDREN. AND NO ONE CARES OR WANTS TO HEAR IT. MY SUGGESTION IS THAT IF YOU ARE CONSIDERING MOVING INTO INDIAN RUN, DONT. WE ARE MOVING OUT, WE HAVE BEEN FORTUNATE ENOUGH TO SELL OUR'S BUT THERE ARE MANY OTHER HOMES FOR SALE AND HAVE BEEN FOR SALE FOR QUITE SOMETIME. I WISH PEOPLE LUCK. AND AGAIN IF YOU ARE CONSIDERING MOVING IN, YOU BETTER THINK LONG AND HARD ABOUT IT, BEFORE YOU DO.

The rent in this community is $419.00 for a single wide and $439.00 for a doulble wide. The rent includes water, sewage, garbage, leaf pick up in the fall, twice a year in the sping and in the fall 2 30 yard dumpsters are provided for 2 full weeks for residents to dispose of the refuse they have collected during the last 6 months. A swiming pool and recreation room are also available. Other communiyies may charge less but do not include water, sewage and garbage, no pool, no recreation room and the rents is $350.00 OR MORE. I'll let the more intelligent of people make their coclusions from the above. The second sentence requires no response except that it is not true and many long hours and weeks have been worked at this community. All the evidence anyone would ever want to see is available anytime at the office please come by. Unfortunetly previous management may have not inforced the guidlines for living and procedures for collecting rent which has caused some people to become very upset and it is somewhat understandable. However, the guidelines for living are there to maintain quality of life and safety for our residents. I.E. keeping the trash off and not around your property, not parking in the grass, maintaining the appearance of there home as far as paint, skirting, mowing the grass etc. not speeding in the community, etc. Mostly common sense, but for some reason people just do not get it. Just think for a moment. How would you like to live next to a place where the skirting is fadded and cracked, the deck is molded and falling apart, the grass is 9" high and ready for bailing, some of the windows are cracked or missing, holes in the siding, dog dung everywhere, roaches in the trash piled up on there front steps, an old mattress liening against the home and a old sofa on the back porch where their dog is always tied up. The same dog that just bit the next door neighbor and she required surgery. How would you like to try to sell your home with a neighbor like this? That is why there are rules and guidlines for living. Common sense and curtesy would avoid most of if not all of these issues! Anywhere I've ever rented there were rules, guidelines, cc&r's and late fees and penalties if I did not pay my rent on time. I exspect that and so should anyone who lives in the real world.

As a resident in a MHP & an employee for a mgmt. company, I can honestly see all sides. There is the old saying 'Don't throw stones when you live in a glass house' - and it couldn't be more true then in the MHP homeowners vs. Mgmt. - Owners 'battle'. Managers often get the brunt of the complaints , as they are the connecting link. They are on call 24 hrs. a day, 7 days a week. There is no such thing as holidays off - when they must deal with fueding neighbors, water line breaks,people coming to the front door asking about rentals at 9 o'clock p.m., minute salary pay, christmas lights in July,orange and teal paint jobs while they were grocery shopping, parking in the street - on the front lawn - in a vacant homesite, diapers in the pool, and all the while, remaining partial... Being a homeowner (or renter of a Park Owned Home) is not easy either. You must educate yourself on the Mobile Home Residency law in your state, be active on the rent review board, and - please...please! - read your lease !!! If you are not happy with the management that you have on-site, then go a step higher and make a formal complaint. (Just make sure that your lawn is maintained, and that there is not a couch on your front porch!)If you do not receive the desired response, and you truely feel that your complaints are just, then you can contact your local Housing Department - that is what they are there for. There are non-profit groups that cater to the MHP resident, and will act as a liason between resident and Park owner. As a last resort.... move. MH's sell rather easy, and are not hard to transport. Just make sure that , either way, you make your concerns heard - in an educated and responsible way. Good luck!

first i would like to say that unfortunately we live here. second since we've been here i have had to replace 3 heating elements in the hot water heater due to management not informing us of water shut-offs. third every six months they add $15 to increase the lot rent (for nothing except when they need a new repair on their home). forth we just received a letter telling us as of march they will be adding a $35 fee if rent is 10 days late and another $15 after that. I would like to know how this is possible we have been late only a couple of times but there are families that are having a hard time of it and can't help it and it's not fair. also it seems that their close friends get away with everything but don't you dare try anything and now we all have to place stickers on our mirrors of our cars to let them know what vehicle we own and that we live here . it's bad enought that we don't have enough parking for our relatives to visit
