The property manager is correct in holding the tenant responsible for damages. In turn the tenant should file a claim in court against her ex-boyfriend for the loss that she has suffered. As far as the rent for October, management is correct again, Stephanie broke the contract by creating a situation were she was evicted prior to completing the full 1 year of the lease. No property manager could survive if they let everyone out of thier lease prior to it being up, without taking the cost of damages, normally 1 months rent and the security deposit. This property now must be advertised, along with time and money spent to bring it to a rentable condition. Why should management suck up all these cost?
