Arbor Mill Mobile Home Park of Marietta, GA is one of the nicest manufactured home communities in Cobb County Georgia and It is managed by Alexander Properties Management Company.

However, the landlord of Arbor Mill knows about defects in the land lot/property you lease from them but will not disclose this information to you before agreeing to lease with them.

I leased a lot in this community in October 2001. In February 2002, during the cold winter season, I had a pipe burst underground.

When I called the office I was told that I was responsible for the repair of this pipe no matter what the circumstances were. It is understood in my lease contract that I am responsible for all pipes from the meter to my home and that Arbor Mill is responsible for all pipes on the road-side of the meter.

However, when I got bids on repairing this pipe, I was in for a rude awakening. I found out it would cost me $800 to have water again. The pipe could not be repaired because it is made of poly-butelyne and these pipes have been recalled by the original manufacturer because they are defective.

The manager then informed me there was a big class-action law suit against the manufacturer a few years ago. Poly-butelyne is not repairable because it doesn't just get a hole in the pipe, it splits from one end to the other.

So I again called the manager about the huge cost of this bill and that I didn't appreciate her never telling me about this before I signed the lease, she stated it didn't matter, I was still responsible.

My problem is this, if the manager knew about all of this, then why wasn't I informed about it before I signed a lease contract?

They lead you to believe the lot is in good working condition and don't disclose this important information. I would like to have known this up-front so I could decide for myself if I wanted to deal with it in the future. It was very agravating to have to fork out money for repairs to land that I don't even own.

Also, Arbor Mill Management was negligent in not getting involved with the class action suit years ago. So now their lease holders have to suffer due to their negligence. I just want everyone to know this so that if they decide to move here, they will know what their up possibly up against.

Also, once I told them I wanted out of the lease due to their failure to disclose this information, the manager told me no and that if I moved I would still owe for all 17 months of my lease no matter what.

I am in the rental business myself and know that by law they could only charge me up until the lot is leased to someone else. By law, they can't collect double rents. Beware of this company's unethical way of getting and trying to keep customers.
