I received a letter from UWM about my loan forcing me to buy unnecessary forced-placed wind insurance.  The letter stated, "Our records show that your wind insurance is expiring, and we do not have evidence that you have obtained new coverage. Because wind insurance is required on your property, we plan to buy insurance for your property."

I've never had "wind" insurance before on my home. I've lived in my home since 2004 and I've never had "wind insurance" on any home in Washington State ever before. So I called, and sure enough, UWM said I had to have "wind" insurance. I submitted info online as requested about my storm coverage but it was rejected.

WA State is not one of the 19 states that has separate wind insurance from home owner's insurance, and I'm sure that UWM knows that. I believe UWM is harassing me because I have a good mortgage rate and they probably want me to refinance since rates have gone up.

Since then, Ive looked up UWM on the BBB site and other sites and they have all types of terrible reviews. I wish they were'nt my mortgage loan company.

 Whatever type of insurance the lender requires you to have is covered in the MORTGAGE CONTRACT, you agreed to. You come here without a clue as to whether or not you are required to have this insurance thinking maybe somebody can help you? YOU agreed to the Terms and Conditions of that mortgage contract. What you're here to declare to the world is YOU didn't even bother to READ what you obligated yourself to BEFORE you signed! What is wrong with you people??? The contract will tell you everything you need to know. Why not do the SMART THING and READ IT? Oh, and don't bother wasting the effort. I'll tell you ahead of time, I don't work for "them".

 I'm not sure why you are debating them about whether wind insurance is required. Of course it's required. The relevant question is whether the policy you already have covers wind hazards. Get a copy of your full policy contract from your insurance company, verify that it covers wind, and fax it over to them (and mail a copy of everything to their official "qualified written request" address). That should be the end of the discussion. Maybe your policy has some exclusion they don't like, or maybe they just made an error. And they are a servicer, so they would actually lose money if you refinanced your loan. The actual loan is probably held by Fannie Mae, so UWM really couldn't care less what the interest rate is. They get paid a little bit every month to service your loan, and they will stop getting paid if you refinance.
