Be careful of William Ryan Homes. After closing, William Ryan Homes does not care about your satisfaction because they already have your money!

William Ryan Homes will try to blame any issues with their product on the homeowners, even after spending $400k on a new home and expensive upgrades. Their warranties are there to protect themselves, NOT to protect the consumer.  Their paperwork that they make you sign covers them for everything - for example, you sign something that says that you acknowledge that stone has natural variations - sounds like no big deal, right?  Then you end up with a very big, very ugly black mark on your installed granite countertop, but they won't do anything about it because you signed that form and they claim it's a "natural variation" - even though no one would ever pick that slab of granite because it's hideous.  But they bought it in bulk (probably at a big discount due to the blemish) and you are stuck with it.

And getting your sod after closing - ugh! It will be many months of nice weather that you live in mud and can't use your yard.  It's an eyesore and a mess, so don't plan any housewarming parties. William Ryan Homes has no concern for whether you might actually want to use the yard that you paid for in a reasonable time. They pitch that their customers are young families with children, but they leave you living in dirt for many months, which then gets tracked into your new home all over your new carpet.  Forget about taking your kids (ior dogs) outside to play! 

Once the sod is finally laid (once they negotiate the cheapest price they can get to maximize profit), expect huge water bills as you have to establish the roots now, because they purposely will not install it until (long) after closing so that they don't have to take any responsibility for it or water it on their dime.  And if the sod is already dying when they lay it because it sat on pallets for days in the summer heat before they laid it - well, they'll tell you that's not their fault either.  Even though you watered it for many hours twice a day since the day of installation, to the point that the ground is so saturated you can't even walk on it, they'll tell you that you must not have watered it enough, so it's your fault.  Because you've already closed, you are no longer a priority or of any importance to them.  

I've complained and tried to get resolution for months, but now William Ryan Homes won't even respond to me.  After we spent $400k with them, now they ignore me when something needs to be fixed.  They refuse to take responsibility for their work. I tried escalating but management does not care, and William Ryan won't speak to his customers. That alone should be a red flag. If you put your name on a home, stand behind your work!

Beware of William Ryan Homes - they care about making money, not about their customers.  Terrible customer service.

 We have the same granite black spot on our kitchen top and they said exactly the same thing. Also we paid almost 6K for a new house built in 2015 and there is squeaking noise all over the house.
