Due to the illegal sales practices, misrepresentations, lack of consistency, no response to numerous communcation requests with the CEO and President of Silverleaf Resorts, demand letter to resolve issues with Silverleaf Resorts.....

I am prepared and ready to file a "class-action" suit. Need a willing attorney and everyone that Silverleaf has ripped off, scammed or misrepresented, bait and switch, illegal telephone tactics, please add your name again to RIP OFF reports so we can get this started.

I do not know how to add a link to the internet or I would.

Please anyone interested, now add again to RIP OFF REPORTS so we can start having Silverleaf clean up their sales and representation techniques.

As a group taking a class action - maybe we can finally get a response from Silverleaf and save this agony from other soon to be victims.

Thankyou.

Scammed As Well

#2Consumer Comment

Fri, November 09, 2012

My husband and I just went there last Friday and obviously fell for their scam as well. We got there at 2 pm and finally finished at 7 pm...we received 3 'free' trips all together. WOW...i am so glad I have looked at the Rip Off report so I can warn my daughter and her fiance who are set up to go on the 15th.  What is sad, is they are getting married next October and the only reason they are going is for the Free Trip so they will actually get to go on a honey moon because they cannot afford alot of money. Dang...this really makes me mad...guess i better get busy cancelling my contract, if possible, I need to stop payment on my deposit check, it has not gone through yet.

I will be willing to help in anyway I can although we have not officially been scammed, yet.

Thank you to all of you for the information.  I might be in your same shoes soon, i am going to try to cancel.

Thanks again.

Just another disappointed "owner"

We have been "owners" for 9 months and we have managed to enjoy the resort in Conroe a grand total of ZERO nights.

We have a long list of verbal (of course) promises about the improvements to be made to the resort this year and so far there has been ZERO made.

I also find it amazing the people who are constantly calling asking for names and numbers never seem to know anything about the resort when you ask but I have found it is a great way to end the conversation....ASK ABOUT THE RESORT THEY DISAPPEAR!

You are asking for "volunteers" for a class A suit....COUNT ME IN!

I totally agree with the class action lawsuit that should be filed.  My husband and i were scammed as well.  We bought what was supposed to be a trial package and ended up being a biennial package and only for white not white and blue and a whole lot of other wrongs.  Also when we slept on it we wanted to cancel but found out u have 6 days from the day you signed your contract but doesn't say if its 6 business days or what and also the offices are closed on Mondays and Tuesdays so if everybody buys deeds on a Saturday or Sunday we are screwed cuz the office is closed to cancel.  please contact me if this lawsuit goes thru.

Class Action Law Suit

#5Consumer Comment

Mon, February 01, 2010

My husband and I have recent dealings with Silverleaf.  We were grossly deceived and lied to, in purchasing a vacation package.  We have gone round and round with Silverleaf and it's been equivilent to talking to a brick wall.  We have been advised by an attorney to orchestrate and file a class action law suit.  I don't think we will have a problem rounding up Silverleaf victims.  I'm greatly intersted if your intent is genuine.  Please let me in on the details.

A Former Silverleaf Employee Who Saw THE LIGHT

#7UPDATE EX-employee responds

As a former hourly employee who worked my way up to upper management with Silverleaf (9 years) I could give any attny enough to bury Silverleaf. When those of you who purchased did so, did you notice that the legal discription for what you were buying was on another page entirely (no signature by buyer needed on this page)? This was because most of the people who toured one property/type of unit and thought they were buying that resort/unit type - didn't. When the deed was recorded at the courthouse, the sales office just changed that legal discription to suit their needs. Also, if you don't remember someone notorizing your sales documents in front of you, that is because quite often that was done at the convience of the sales manager, if a mistake was made on these "legal" documents, they would just make another one and forge your signature, there was ALWAYS at least 2 or 3 people with a notary stamp on each property. And the list goes on and on and on. After 9 yrs, when I was "promoted" to a fairly high management postion, I left because I couldn't bear to treat my employees as poorly as Silverleaf required, (hourly, lowly employees are treated as poorly as the customers).

ANOTHER SILVERLEAF VICTIM AGREES

#11Consumer Comment

This person is telling the truth about Silverleaf Resorts. I have personally stayed there myself and the EXACT same things this person is reporting is absolutely true! The sales people are in fact telling the consumer lies in order to get them to purchase a condo and then do not follow through with what was told after the purchase was made. You do not EVER get a phone call back from anyone there when you have a complaint. The sales people are extremely rude, and I have been told to shut up when I had a complaint and I have been THREATENED by their corporate office to keep my mouth shut and I have been called a LIAR by their corporate office about things their own sales people told me when they were selling the units. The person at corporate was not in that meeting so how would they know what their own sales people tell you. My first stay there was in a Presidential Suite and the air conditioner was broken and I complained to them about at least FOUR times during one week and no one EVER showed up to take care nor was I offered to be moved to another unit. The entire week was extremely hot to the point I checked out early. THIS COMPANY IS ONE BIG FRAUD AND SCAM!! Paid $47,000 for what??? To be lied to, threatened, and not even treated like a human being and this all from their CORPORATE HEADQUARTERS!! What ever happened to the saying the customer is always right??? They refuse to listen to what I'm saying and they call me a liar when I do get to talk to them.

YET ANOTHER SILVERLEAF RIP OFF!

#12Consumer Comment

Thu, December 11, 2008

Hello, We have also been taken by them. We have an ongoing story that has been going on for the last 6 months. If you get a class action suit I am in for it. We have lost about $4000. They call us liars (they tried to get us to pay for deposits that had already cleared our bank. them we faxed them our bank stsaements and the said we fabricated the statements. lol. They were faxed directly from the bank to them.) WTH, and then changed our payment amount everytime we talk to them. Payment was less than $400 a month, payment was comming directly from our credit card, Then it went all the way to over $500 a month. We cancled the card. We can't get a straight answer as to why. We told them to basicly go but a stump, so they called everyone on our referal list telling them we were ripping them off. What a crock. We have started recording all of our phone calls with them.

My husband and I also were scammed by Silverleaf resorts and almost everything that we went through, everyone else has gone through as well. They are very slick and very pushy. We got taken for a ride and want off now!. There are so many people that have gone through this. We all have a case but we need the right person to go in and gather it for court. If anyone can help- please do.

They do offer neat deals like, cars, $40,000 cash giveaway and lure you into there scheme. The bait trap was infront of a HEB that offered a $40,000 cashprize, a new mercedez etc. YOu sign away personal info and they got you. AS you read the fine print, it does state that its purppose is for 'the solicitation of timeshares." you get tons of calls nonstop all day. It happened to me and I was a victim and a fool to fall for it. To claim your prize you sit through a 90 minute timeshare presentation and you have to present a creditcard. Its best you look at the back of the baittrap paper. Also be prepared to have nonstop calls and even if you decline the offer....expect nonstop calls every minute. Its annoying. Ive already complained and silverleaf is a RIP off.
