Here's my Ryan Homes story and our home is less than 3 yrs old.  1) First off we were provided limited choices for siding and not offered a different style so we were stuck with a baby blue siding that was poorly installed and eventually replaced at a cost of $3,000 out of my pocket.  This change was made after we had an initial color choice and construction had begun.

2) I purchased a composite deck for $8,000 at through Ryan Homes.  Less than 3 years later the deck is warped and they refused to fix it.  They installed the boards too close and didn't allow for expansion and contraction.  But, they did replace a neighbors deck who purchased around the same time we did.  This deck should last a lifetime.

3)  My driveway is cracked in many spots and continues to crack due to poor grading of our lot.  I will pay approximately $5,000 to fix drainage and grading problems on our lot.  I notified Ryan Homes and they provided me with 10 bags of topsoil and that is it.  With each rain I ended up with a lake and dead grass.  The neighbors house is too close and we get all their rain run-off.  The tin roof does not allow rain to utilize the rain gutters, so it all spills off the sides of the roof.

4) Master bedroom bathroom has leaked throught to family room ceiling and Ryan Homes tried to repair it 3 times and still a problem.

5) My kitchen floor which is "within code" has sunk 0.5 inches due to a granite island and spans of 15-16 foot joists which have given way.  So, I cannot put down tile and our wood floor is warped and separated in spots.  I've got to pay $5,000 to level my floor.

6) Excessive moisture in my crawl space is causing mold and floor buckling.  I'm going to fix it myself and add a dehumidifier for a total of $3,000.

7)  We were not told about building setback of 50 feet.

8) They offer a drywall warranty, but most of the nail pops and cracks are back.

9)  They offer a warranty but you have to have a professional verify there is a problem submit and then they determine if it worth their effort.

10)  My master bath has moisture and mold growing on ceiling.  Ryan Homes says their homes are energy efficient so you can't set it cooler than 70 degress.

11) Needless to say,  I have given up on Ryan Homes' warranty.  It's a total waste of time and effort.  They offer poor customer service and they build a poor product.
