After reading Ryan Homes, Nails Customer. I felt like a was reliving the past 1 year nightmare. My wife and I recently built a Ryan home after many months of serching for the right home to buy or build we felt assure that Ryan was the right bulider boy were we wrong. Once the Basement was poured and the frame was up My wife and I were at the home at least once some times twice a day to see the quick progess.

This is when the Nightmare began. First it was the Landing to the upstairs was not installed correctly after a meeting with the "production supervisor" to review this problem and have the shims removed and New 2x4 installed we were told the blue print's call for the 1" shim when ask to see the blueprints nobody could show us. Next was the front step which should have a .25" pitch per foot our's had over 1" per foot this was Not to code, along with our 20"-24" O.C. floor joist in the basement (16" is code) Ryan homes would not fix any of these problems until I called the local building inspector to review what was code and what was not.

I've called the local office and the main office in Va. and nobody wants to do the job right.They have tried to fix our leaky basement three time and chances are it will leak again.

After living in this home for 6 months we keep finding problem after problem. The lastest is the lose floor boards in the hallway and the large humps in the carpet were they forgot to scrap the drywall mud before laying the carpet. The list goes on and on. WHEN WILL THIS NIGHTMARE END.

Owning two gripe sites (as) from victims of this company, that are getting hundreds of complaint letters sent to them, with a portion of them posted for review, the complaint patterns and poor response from Ryan Homes customer service is entirely predictable to me.

First, readers here are not seeing 1/10 of the complaints that exist in my informed opinion. I agree you can indeed get one of the cheapest production homes from this builder per square foot, with appealing "shiny" sales features. It works out okay for many. For too many, the corners cut for those low prices and builder costs are just not worth the misery.

What is consistent in this complaint, is the reply to issues of defects or poor workmanship. If it's small stuff, customer service tends to look good. If it's something serious, there appears to be a well defined and planned strategy on how to (not) fix your new home. I hear the same line of excuses and divisiveness from Ryan Homes over and over, like it's taken from a professional liars manual.

Most people won't go public with their complaints about feeling swindled by a big name builder. It is a source of embarrassment and public humiliation to me and no doubt others, but some of us know our stories have to be told.

We got a good deal on our Ryan Homes, no doubt. Most of the cheapness that became apparent after years of ownership was not cause for a public complaint or a gripe site. But the losses from shoddy construction methods became staggering and incredible. We could have bought at least 5 well built homes for the cost of keeping our one "good deal," which is basically worthless now.

They filed the following rebuttal to the above Rip-Off Report: Their email: [email protected] Their name: CS Their relationship to the company: Consumer Suggestion Rebuttal: With the large builders like Ryan, Pulte, KB, etc, some homes--and even some whole developments--are more problematic than others. A lot depends on the competence and integrity of the supervisors and sub contractors, and what local regulations are like, (or if they're enforced). Obviously quite a few people have problems with their Ryan Homes. Not only are there a lot of them complaining here, but I've read them on sites like www.hadd.com and www.hobb.org. I've seen people's home pages dedicated to showing their new home's defects. People have lives and would like to be enjoying their new home; they don't complain and make websites for fun. Trying to get warranty service on a new home is a very trying experience, and it's no wonder people are complaining when they don't get what they were promised in the contract. When Ryan or any builder puts their name on the product, they needs to be accountable for the product, even if there are other people who have had no serious problems. Even if only ONE customer gets a bad house, the builder should stand behind the warranty without a fight. I've read far too many complaints on virtually all the big builders, and many smaller ones. It certainly shows that many builders today have no intention of making sure things are done right or that the warranty is honored. Instead, they stall, lie, and make lame excuses, and hope the customer will get tired of it and go away. In many cases, they do. I admire anyone who stands up for themselves and demands what they paid for. If the contract says the home will be built in a workmanlike manner and that there is a warranty, that should be honored. The homebuyers didn't sign a contract that said "as is, with no warranty" on a brand new home.


Dollar for dollar Ryan Homes supplies what is to be expected.

Ryan Homes builds a production home.This is not the same as a "stick built home". This is the 5th home we have owned and the 3rd we have had built. Dollar for dollar Ryan Homes supplies what is to be expected. Our Ryan was a downsize for us.I have some issues, however I HAVE FOUND THIS BUILDER RESPONSIVE TO EACH AND EVERY PROBLEM ENCOUNTERED! I have and will continue to praise Ryan Homes,for a product delivered on time and within budget.
