 I have recently put down a $500 earnest money deposit on a "Ryan Homes" condomenium in Chesapeake Virginia. I knew right off the bat that Ryan Homes was partnered with NVR Mortgage but had no intention of using them for anything related to buying my condo.

The day I signed my purchase and sales agreement, the Ryan Homes representive said that in compliance with that agreement I had to meet with their NVR representivive Beth Steele within 7 days of signing the agreement. Katelyn did however stress that I at no point had to use them for my mortgage. I read that that statement was true within my purchase and sales agreement under the Virginia Condomenium addendum.

No problem, I thought. I would meet this person, listen to their schpeal on why I should choose them, respectfully decline and call it a day.

Unfortunately, this is not what happened.

Upon meeting Beth, I immedietly was inundated with demands for payments for credit reports I had not authorized anyone to pull, and $500 for a "Loan Application". I had no intention of filling out a loan application, because up to this point, every lender I had put in an application for a mortgage for hasn't charged me a dime with the exception of Navy Federal Credit Union which charged me $12.50.

Navy Federal Credit Union did however disclose and ask before proceeding, unlike NVR who just did it without my consent and then demanded $50. On top of this, Beth goes on to show me an Itemized Deduction Sheet stating that she would need $500 for an appraisal immedietly. Now I was under the impression from what I am reading and what she is saying that NVR wants $50 for credit reports I did not authorize them to pull, $500 to fill out a Loan Application I hadn't been charged for anywhere else, and another $500 for an Appraisal.

Beth then goes on to say " oh no, what we really mean by Loan Application is Appraisal". So I'm even further taken aback because anyone with any command of the english language knows and can verify with a dictionary that "loan application" and "appraisal" are two very different words meaning two different things.

After an hour of trying to get a straight answer about anything from Beth, I come to find out that Ryan Homes had already approved me for a mortgage with a company I did not choose, without telling me. I had come in expecting to do at best step one of the mortgage finder process which is getting Pre-Approved, and a pre-approval letter, with possibly a GFE (good faith estimate) and Beth has already jumped me to what I felt like was 1 step away from closing!! Thus committing me to using NVR mortgage, who loaded my itemized deduction sheet with junk fees and the highest APR interest at 3.875%.

When we went through the paperwork Beth also couldn't tell me where any of the forms come from, what federal or state regulation they fell under, or anything! She just kept saying "I don't know, it's a goverment form" ok, federal? state? what regulation mandates this paperwork? What are you trying to make me sign? She could not tell me!! I had to google it all and find it for her

She became incredibly flustered, insulted me and my husband by saying she was doing us a favor by coming in on a sunday to work with us and that we were trying to tell her how to do her job.

I'm sorry but, you don't complain about working on a Sunday when you call me to arrange the meeting, and especially not to 2 active duty military personel. My husband came straight from work ON SUNDAY, after 14 straight days of work. We work constantly.

I was insulted, pressured, and am not worried that they will try to come after me for that credit report money, and appraisal money for forms I was pressured to signed by a woman who knew nothing about what she was doing, on an incomplete loan application because I refuse to bring them any supporting documents they need to go through.

I would love to keep my Ryan Homes condo, and keep that process going. But I will not pay NVR a cent, I will never give them my business, and I will let everyone know untill the end of my days.

Navy Federal also said that I would not be approved to buy this house on my own, my husband would have to go in on the mortgage with me. NVR was ready and willing to approve me alone with the highest interest rate!

They are unknowledgable scame artists, and I will be damned if anyone uses them again. First time home buyers BEWARE
