We also have had some challenges with EMC Mortgage Corporation here is a little background related to our loan:

ALL original loan documents where with First Guaranty Mortgage and out of the blue they told us we did not include our PMI payment. With First Guaranty Mortgage there is no mention of PMI and a second equity loan was generated for this purpose.

We included a copy of a letter from First Guaranty Mortgage dated 12/19/2003 stating what our payment was going to be and to mail it to the appropriate address.

We received temporary payment coupons and made the payment on time.

1/9/2004 a letter received stating that your 2/1/2004 should be sent to the EMC Mortgage Corporation and this was done, of course with the First Guaranty Mortgage payment coupon, because the new loan number was unknown.

As early as the 10th of the month a number of phone calls were received that our payment was late.

We responded that the payment was made and in a timely manner (a copy of letter was enclosed). A replacement check was sent.

Included was a copy of their Billing Statement for the payment due on 03/01/04 for the amount of $826.07 (representing Principal & Interest $681.61 and Escrow $144.46). Payment was made.

A letter was received dated February 28, 2004 returning our first check with the words unable to process.

Around the 10th phones calls started again that our payment was short. Of course it wasn't and confusion started again with people we were talking to at EMC. Even computer letters received had wrong amounts owing.

Now it went further, on April 20 we had an long conversation with a phone representative after waiting 17 minutes along with being on the phone for over an hour. Here is our reply:

The mentioned that we should have a copy of documents from United Guaranty about the PMI. We never had anything to do with that company.

They told us we have a Certificate and gave us the number. We have never has a certificate with that number.

In addition, the name used as our loan contact was Angela Carter. This person was not in anyway part of our loan agreement.

In those cases, we had no relationship to the above items during the close of our loan with First Guaranty Mortgage Corporation.
