We were so thrilled when we first began our journey with William Ryan Homes. Great community, great floor plans and amazing sales staff. Then we started building... We were given a projected closing date, and then missed it by 3 months. Builder said it was a supplier issue, however we have since learned from conversations the Construction Manager had with our neighbors, that William Ryan Homes employees failed to file appropriate forms with the city that resulted in the delays. Hey, mistakes are made, I understand that, but now you're lying to your customer. We were supposed to close within the year, (something we wanted to have happen for tax purposes) and instead closed 2 months in to the new year. Sadly, troubles did not end there...

When the home was sold to us, one of William Ryan's big sales promises is that they do NO blue tape walk throughs. Instead, they come by after 30 days and make ANY and ALL repairs that you have discovered during your first month in the home, (this includes any damage that YOU as the homeowner might have done during the move in process) Pretty amazing right? Yeah, after we signed papers and SEVERAL months into the build process, WRH decided to change that policy and NOT make it retroactive. When I arrived to pick up the keys to my house, I was told we were going to do a blue tape walkthrough of the house. I was unprepared and again...lied to. I explained to the Construction Manager what I was promised and he told me to take it up with someone who cared. I had to make several calls to my sales person who presented my case to his higher ups and eventually they agreed to reinstate the 30 day walkthrough that they promised. Fast forward.....the 30 day walkthrough never happened

Now we arrive at the 90 day walkthrough. Constrcution Manager arrived and I began pointing out several issues. Almost every issue that I pointed out I was told, "Oh, that's a year walkthrough detail. We don't do that at 90". So when I arrived at the master bathroom countertop which had a large crack across the top of it, the GM said that he would call in the folks that installed it. Those folks came a week or so later, determined that THEY were not the ones responsible for the crack. The GM then says, well, if you had reported it within the first 10 days, or the blue tape walkthrough, (that was never supposed to happen) it could have been replaced. However, because it's 90 days, you're out of luck. Enjoy your giant cracked countertop. 

After several texts back and forth where the constrcution manger accused my family of being the ones who cracked the countertop, he wrote me off. Said I was out of luck and wasn't going to discuss it with me. I made calls to my sales person, once again, who sadly informed me that the Construction Manager has more pull with these types of things than he did. So here I sit, with a 1 piece, double sink master bath countertop that has a large crack, that will not be replaced, even though it was installed with the fault.

I can't stress enough that the Construction Manager of WRH cares NOTHING for the home owner. He is out to protect William Ryan Homes and will cause you nothing but pain, frustration and financial issues. I was SOOOO hopeful for this company and this process. Sadly, I have been lied to, taken advantage of and given a poor product. I wish I would have done more online homework and seen how terrible this process was going to be. I feel badly for a genuinely incredible sales staff who are representing some horrible folks.
