Modal Living touts itself as a green, energy-efficient, ethical company that manufactures its homes in a warehouse in the US, bringing shame to the Made in America sentiment; supposedly, the product is supposed to be a high-end luxury modular home made with environmentally safe materials, but that is not what we got. Their vacuous and blind yielding to BLM and other asinine ideals shows in the product and customer service you get, always ignoring long punch lists provided by the consumer to fix in good faith and suggestions.
There is no customer service despite bringing in new employees and directors to take care of the existing mess and disaster because the new employees are hired based on their gender and race and not based on merits and what they can do; as a result, nothing ever gets done, the same old issues exist and won't go anywhere; meanwhile the consumer is still left with a house that they cannot rent out or live in. The cheapest and poorest quality materials were chosen to manufacture the homes; meanwhile, the price quadrupled, and you get a series of shoddy workmanship and then treated like you are a pest and mentally retarded for bothering them. They did you a big favor for presenting a hunk of wood on a concrete foundation that has been left vacant for months. Modal makes a bunch of promises, then proceeds to do nothing. You will get a lot of nothing for a big fee of $260,000 at your own expense.
Cruel entity... I urge that anyone looking for an ADU to find someone local with more years in this industry and more transparency. They will hide behind Seed investments and have people on their board who seem legitimate with their big titles and connections, only to treat a select few of their clients like they are ignorant once they have all their money.

If you somehow get a smashed home from Modal, look at the contract and see why the Venue is set to Salt Lake City. This benefits the thieving companies and not the consumer. More regulations are needed.

I am full of regret buying anything from them. BOOOOOOOOOOOOOOOOO. They do not honor their contract and play this game of deny, delay, delay, delay until the expiration date comes close. A nasty thing is you cannot have one of your contractors fix the house the way you want unless you get approval, but they don't even answer their mail. Otherwise, the contract is void, but they don't honor it, so you are stuck.
They are just a big group of thieves and need to be investigated. Highly do not recommend Modal (Live Modal), their competitors offer a 20 year warranty or life time.
