If you’re considering renting from Your Management & Real Estate Group, Inc., RUN THE OTHER WAY. My experience with them has been a complete disaster, and I am now in the process of suing them for their blatant dishonesty and unprofessionalism.
Here’s the mess I’ve had to deal with:
1. Wrongful Withholding of Security Deposit: I vacated the property at 1030 N Oxford Ave, Apt. 9, Los Angeles, CA on September 23, 2023, leaving the unit spotless and undamaged. Despite this, they’ve refused to return my $1,800 security deposit.
2. Mismanagement of HACLA Payments: They wrongfully accepted a Section 8 payment of $1,695 for October 2023, even though I had already moved out. This is theft, plain and simple.
3. Failure to Pay Cleaning Fees: They agreed to cover $300 in cleaning costs but failed to reimburse me.
4. Hostile Living Conditions: During my time there, I faced harassment and discrimination from Your Management & Real Estate Group, Inc., and their representatives, Lianna Grigorian and Silvia Manukian. This caused me significant emotional distress.
5. Frivolous Eviction Case: They filed a wrongful eviction case against me, even though I owed nothing. This was clearly motivated by discrimination due to my medical disability and an attempt at retaliation.
6. Unethical Actions by Property Owner: The property is owned by Hakoub A. Shirvanian, Co-Trustee of the Shirvanian Trust, who wrongly engaged Isaacs Barak, a newly hired lawyer, to file the eviction case based on misleading instructions from Your Management & Real Estate Group, Inc., Lianna Grigorian, and Silvia Manukian.

They’ve offered to refund $1,695 to HACLA, but I’ve rejected this offer as it doesn’t cover the total amount owed. I demand:
1. Check 1: $1,695 to HACLA
2. Check 2: $5,700.33 to me
Additionally, I insist they file a motion to dismiss the wrongful eviction case and cancel any collection attempts by Hunter Warfield Inc.
