Heritage Capital Credit Corporation, Independent Capital Credit Corporation NEVER CLOSES ANY LOAN! KNOW OF MORE THAN 4 PARTIES THAT NEVER GOT THEIR LOAN CLOSED YET PAID THOUSAND OF DOLLAR IN INITIAL FEES ! Wilmington Delaware
Company is one big fraud....
About two years ago I was brought in contact with Heritage via a broker. Heritage would be able to provide a commercial mortgage for our project. In the beginning everything went very smooth and professional, documentation, contract etc. The contract was signed and we paid a non refundable application fee of $ 4500. (Later on we learned that in our state that was illegal practice) After that an additional fee was charged in the form of a percentage of the total loan amount for "closing cost"
However after the contract was signed and the closing date approached, nothing happend. Closing did not happen and company responded that it was delayed... This has gone on for over 1 FULL YEAR!!!
The company kept delaying closing asking for more detail, etc.
Finally we started digging a little bit more in the company. It turns out that the husband of the CEO/President is a convicted fellon for a bank fraud and he is the one controlling a trust fund that is supposed to fund the loans. This trust fund is trying to get money from investors based on your information / application. The reality is that Heritage does not have funds...
The sad thing is that I know 4 other parties that have tried to get funding through Heritage and non of them where funded. The 5 parties all together have lost over $ 200,000 in hard cash and many more dollar in cost associated with delays. I am not aware of anybody that did get funded. Obviously we asked our money back but no response from the company...
A few months ago I was approached by a governmental agency to go on the record and explain what happen as there is an investigation ongoing.
To make a long story short, these people are frauds, they have been in the past (you can look it up online)
