There is a real estate speculator operating in Houston who is under indictment in New York by the State Attorney General. His method of operation is to by houses, then "sell" them for a non-refundable fee of $3000 (as a purchase option). There is a massive mark up in the rent, and late charges that are beyond the scope of reasonable expectation ($100 for the 1st day, $10/day thereafter, with fines and penalties on top). Once a lessee is late with a payment, the late charges make it almost impossible to catch up. Additionally, as in NY, the homes are not safe, and no repairs are made. The NY investigation revealed that the scam dupes consumers into renting properties, paying a high up front fee, and then to purchase the home at exorbitant prices after 18 months.

This man's name is Scott Wizig. The company in NY was called NY Liberty Homes. The company in Houston is called Weststeet Investments, LP, and PO BOX 741109, HOUSTON TX 77274-1109.

My home has no electricity in the kitchen and the master bathroom bathtub leaks into the closet causing water and mold damage to the closet walls and carpet.

The plaster is falling down in the hall bathroom from a leaking roof. The A/C went out and I notified the office, they sent someone out who supposedly fixed the attic unit, but rewired everything so that I don't have electricity in the kitchen. When I called to report the condition of the kitchen I was told to have a priest come and do an exorcism.

I am forced to run an extension cord from my dining area into the kitchen to operate appliances.

I have notified the office in writing and in person on several occasions of the defects to the home, but no one has come to repair the house.

After 2 months and getting over $5000 in rent and late fees I am being evicted.

I am seeking criminal fraud charges against Scott Wizig. This man must be stopped from scamming other hard working Houstonians. If anyone else in Houston or the surrounding area has had this fraudulent act done to him or her please contact me.

for the month of August i was late on my mortgage...so i brought my mortage payment on September 5 2023 to pay August and to let them know about my payment for September i was discourage on making my payment Maria who work at the office in houston Texas 6101 Westpark ste 400 told me they could not take my payment becasue i was 2 months behind i told her i am 1 month behind i am here to make a payment today on September 5 2023 and the month of September has began ... she would not take my payment .. could someone please help me i need to speak to someone who can forward me to someone so i can file discrimination against them they are not treating people fairly ..i just want to say the late fees and extra fees the add to your account is outreageous

I have reported to the BBB in Houston my complaint regardng Scott Wizig Enterprises. The BBB took my complaint and basically told me that would stay open of 30 days awaiting a response from Scott Wizig. There never was a response. Since then I have repeatedly checked the BBB site and it continues to say that there are no complaints against Scott Wizig. I wrote them to ask how could this be and was told that there would be no complaint if there was no response from Scott Wizig. The BBB has now sent me a form that askes if I have been contacted by Scott Wizig or any of his associates, if not within the next 30 day I should file in small claims court. I don't understand what it is that the BBB does, because they don't protect the consumer. BUYER BEWARE is all I can say to anyone who comes across the little yellow signs in Houston saying "No Credit Needed, Small Down Payment, Option to Buy". There is no such thing as "down payment". It's just money out the window. Don't sign any contract until you have a lawyer look at it. The home I was in has a "For Sale" sign in front of it. IT HAS NOT BEEN REPAIRED. As of this date the BBB is still reporting that Scott Wizig has no complaints against him.
