I'm a long time resident here of 30 years, Recently Olive tree management took over valley run apartments in Wilmington, DE. My rent was always a reasonable marketed price! My rent in the 30 years under the PRC group only went up once in the amount of time I lived here 750 to 760 a month, Now since Olive tree took possession they raised my rent from 760 a month to 1, 350 a month I always chose a one year lease renewal! I tried several times to contact them to come to some kind of agreement about the excessive rental increase!

I tried by there email, no effort in emailing me back, I tried by phone to contact there N.J. office and I can't get anyone on the phone to talk to them about my issues! I left numerous msgs on there answering machines no call backs and I even tried calling the on site valley run office where I live and they never return my msgs or have there phone lines open during business hours it always goes to the after hours operator!!! My Wife and I both lost our jobs due to covid 19 pandemic and we have a new born baby and a little boy 4 years old! As a father i'm very worried how we are gonna pay this outrageous surge in rent and they are planning on raising the rent when the lease is up to 2, 000 a month!

No money to move limited unemployment money we are living on! They simply don't care about people its very heartbreaking! They hurt my family badly, Very Badly! Thanks for raising the rent to where we are worried to death pondering what is gonna happen to us!

Most residents can't afford the new increase in rent, Myself and many residents have leaks in the roofs, Mold from the weather flooding the carpets and mold on the ceilings from leaking unsafe roofs, the electrical in the apartments and townhouses are very dangerous I almost had two fires in my place from faulty wires in the receptacles! The list goes on and on! Please do not live any where that involves olive tree management as the owners of residential properties and Avoid Valley run apartments! By the way they are gonna remodel and resell the property to another company to make a profit!

If anyone knows a knowledgable attorney please contact me by rebuttal cause the two I had didn't know what they were doing! Thank you and I hope someone can help us and the residents! Don't know what to do at this point!

You people are nothing but liars! Everyone that lives at valley run knows that you people are slum lords and you don't stand by your words at all! You don't help people in any form what so ever, Instead you do the opposite trying to cause stress and worry on people and raising the rent 50% or more and that is a inhumane action on your part! Its not  about the Market Value that is a poor excuse you slum lords use! You people are in so much trouble and I can't wait for justice to be served to you!

We are disappointed to read a review of false proportion and negative remarks. Like any new company or ownership, we have strong values and opportunities to improve the living and environment of our multi-family communities. In doing so, we have to make tough decisions in order to maintain our company vision and to improve the quality of life at the property.   In this case, we had to make a decision on changing over the management team based on the years and years of neglect- we had to make a decision to ensure the safety and well-being of our tenants is a priority. 

We know there is a lot of work that needs to be done and it's absolutely fair to say we are making these upgrades and changes, we are putting thousands of dollars back into the property to bring it up to our standards.   Any individual or person who was to call or email us, we respond.    

During this unprecedented times, we have made is possible and available to support ANY and ALL residents the opportunity to speak with us should you be in dire straits and or need support.  We have shared with all our residents the numerous ways to secure financial, food and job support throughout this pandemic.  

As in the past and currently, please give us a call or visit our leasing office at any time.
