They do not grant disability accomodation requests. Notorious private equity vulture capitalist owner. They post your check or money order payments after the fifth to charge you a bogus $50 late fee that they don't tell you unit many months later. SURPRISE! You owe $1000!. Better have your receipts. This is the way they force tenants to pay online so they can charge you an extra $5.50 admin fee. They are adding on more fees all the time, like $3 simple tax (they call it school tax) we have had included in lot rent in Michigan by law since 1959. The water is undrinkable, frequent outages and boil water alerts.They were found to be in violation of the Safe Drinking Water Act since January 2024, but the water quality has been poor for over ten years. Landlord does not promptly maintain their rental homes, roads are a mess. This community was denied a license by the State of Michigan in November 2023. Thetford Township does not respect the housing rights of residents in the community, they act blind to anything the owner does. They continue to raise rent and fees but cut back on the park maintenance except to bring in more homes to rent at $1200-2200 a month to live in this Gulag. Do your research before you move in.

Poor advice! Always consult an attorney before trying a stupid gamble like this. Withholding rent will not solve these problems, in fact it will get you evicted for just cause in Michigan Mobile Home Communities. Does not matter if you even own your mobile home, the owners know that you must escrow rent money or face losing an eviction case in court. We support updating the laws to provide more tenant protections against predatory private-equity vulture capitalist tactics. These companies act as though residents are a nuisance.

How long have you lived there?  If it is that bad, don't pay rent next month.  Tell them you are withholding rent until sanitation, water and legal matters are corrected.  If what you claim is correct, I have no doubt they will dare not take you to court.  You win either way.  Either you win the suit or the place gets fixed up.  May get both!  If you are not correct, or don't have proof you will lose both for sure, and kicked out too.  Do you think you have enough solid proof to win?  If so, go for it!
