In August 2022, I established an agreement for a "1-on-1 mentorship" with Nathaniel (Nate) Dewayne Obryant (presently known as @TheDonOfClosing on Instagram), under the understanding that this mentorship would offer personal guidance pertaining to property wholesaling and investing. Mr. Obryant suggested that this tailored mentorship experience would expedite the deal-making process and ensure a quick and visible return on my investment.

However, our collaboration did not meet these promised expectations.

During multiple months of our initial partnership, our interactions were limited to three Zoom meetings that led nowhere. In December 2022, Mr. Obryant proposed a secondary "partnership" assuring "guaranteed deals." This proposition required an additional investment of $4,500, beyond my initial investment for the mentorship program that had not yielded any returns to this point. Trusting Mr. Obryant's expertise in the domain, and eager to see these "guaranteed deals" manifest, I complied with his request. Nearly a year has passed since our initial engagement, and I have endured a series of elusive maneuvers from Mr. Obryant. I have received only one potential deal during this period, despite Mr. Obryant's assurance of its closure by the end of June 2023. I reached out to Mr. Obryant enquiring about the due deal closure that would allow me to recover my investments totaling more than $7,500. His non-responsive stance on these inquiries prompted me to delve deeper, which ultimately lead me to discover several online fraud allegations against him dating back to 2015 and multiple lawsuits filed by other businesses.
