My mother purchased a home in 1995 she has been paying faithfully all these years. she has never missed a payment why does she owe more now than when she purchased and then they sold her account to sps and now they are ripping off my mom too. And now I cannot get any of my moms paperwork from them they are shut down WOW!!!

In most states the mortgage is recorded and is a public record so it can be downloaded from the Clerk of Courts in your county.  The note is not recorded and if your mother has her documents from closing it will be in her documents along with all the other closing paperwork.  If she has misplace her documentation, then she can contact the servicer of the mortgage to get a copy of her entire file - including the note and mortgage and the payment record.

You said that there is a new servicer: SPS, contact them or more accurately have your mother contact them. If your mother can't contact her current servicer, then have her contact a good real estate attorney to help her recover her documents. If she has passed away, you need an attorney anyway to probate the estate (most likely).  I hope this information points you in the right direction.
